Role Overview
The Assistant Property Manager supports the Property Manager in managing a residential portfolio, with a primary focus on leasing activities and property inspections. This role ensures strong occupancy levels, maintains property standards, and delivers high-quality service to tenants and owners. The role also supports maintenance coordination and operational tasks as required.
Leasing & Tenant Management (Primary Focus)
· Manage full leasing cycle including inquiries, showings, application processing, and lease execution
· Respond to tenant and prospect inquiries promptly and professionally
· Qualify applicants and coordinate screening and approvals
· Prepare lease agreements and documentation
· Negotiate lease terms within company guidelines
· Coordinate move-ins and deliver tenant onboarding packages
· Monitor rental market trends to ensure competitive pricing
Inspections (Primary Focus)
· Conduct move-in and move-out inspections with detailed documentation
· Complete pre-move-in readiness inspections
· Perform scheduled periodic inspections (3-month and semi-annual)
· Identify deficiencies and maintenance needs
· Maintain accurate inspection records and photos
Marketing & Showings
· Coordinate and conduct property showings including evenings and weekends
· Prepare and maintain online listings and marketing materials
· Monitor listing performance and recommend improvements
Maintenance & Operations Support
· Assist with coordinating maintenance and repairs
· Communicate with tenants, vendors, and contractors
· Track work orders and service requests
· Provide general administrative support as required
On-Call Responsibilities
· Participate in rotating on-call schedule
· Respond to after-hours emergencies and urgent issues
Qualifications & Skills
· Property Management or Real Estate license (or working toward)
· Experience in leasing, inspections, or property management preferred
· Strong customer service and communication skills
· Ability to manage multiple priorities in a fast-paced environment
· Knowledge of Residential Tenancy Act
· Proficiency with property management software
· Valid driver’s license and reliable vehicle
Role Scope & Flexibility
This role is primarily responsible for leasing and inspections but will also assist with maintenance coordination, tenant relations, and other operational responsibilities as required.
Pay: $50,000.00-$58,000.00 per year
