We are seeking a highly motivated and experienced Commercial Mortgage Agent to join our growing team. The successful candidate will be responsible for originating, analyzing, and closing commercial mortgage transactions while providing exceptional service to clients, investors, and lending partners.
A valid Commercial Mortgage License is mandatory for this position. Applications from unlicensed candidates will not be considered.
Key Responsibilities
- Source and develop new commercial mortgage business opportunities.
- Build and maintain relationships with property investors, developers, business owners, and commercial real estate professionals.
- Assess clients' financing needs and recommend suitable lending solutions.
- Structure and negotiate commercial mortgage transactions.
- Analyze financial statements, rent rolls, property appraisals, and borrower qualifications.
- Prepare and submit complete loan applications and supporting documentation.
- Liaise with lenders, underwriters, solicitors, appraisers, and other stakeholders throughout the transaction process.
- Maintain compliance with all applicable mortgage regulations, licensing requirements, and company policies.
- Track market trends, lending guidelines, and commercial real estate developments.
- Achieve monthly and annual sales and funding targets.
- Provide professional advice and ongoing support to clients throughout the lending process.
Mandatory Requirements
- Active and valid Commercial Mortgage Agent License in the applicable jurisdiction (mandatory).
- Legally authorized to work in Canada.
- Clean professional and regulatory record.
Experience
- Minimum 2–3 years of experience in commercial mortgage brokering, commercial lending, banking, or commercial real estate finance.
- Proven track record of originating and funding commercial mortgage transactions.
- Established network of commercial real estate professionals, investors, and lenders is highly desirable.
Knowledge & Skills
- Strong understanding of commercial mortgage products and lending practices.
- Ability to analyze financial statements, cash flow, debt service coverage ratios (DSCR), and property valuations.
- Excellent sales, negotiation, and relationship-management skills.
- Strong verbal and written communication abilities.
- High level of professionalism, integrity, and confidentiality.
- Proficiency in CRM systems, Microsoft Office Suite, and mortgage software platforms.
- Strong organizational and time-management skills.
Preferred Qualifications
- Degree in Finance, Business, Real Estate, Economics, or a related field.
- Experience with multifamily, retail, industrial, office, construction, and mixed-use financing.
- Existing lender relationships and referral network.
- Additional certifications in commercial lending, finance, or real estate.
