Job Description:
As a Construction Manager at Shoreham Development, you will play a pivotal role in representing the owner’s interests throughout the lifecycle of construction projects, from pre-construction through to completion and turnover. Your responsibilities will include coordinating consultants, contractors, and project stakeholders, monitoring schedules, budgets, and construction performance, identifying and escalating project risks, and helping ensure projects are delivered in accordance with contract requirements, approved drawings, quality expectations, and organizational objectives.
The Construction Manager will act as a key point of oversight and accountability on behalf of Shoreham Development, helping ensure that third-party consultants, contractors, and project managers perform in accordance with their contractual and professional obligations. This role requires strong judgment, proactive issue management, and the ability to maintain visibility over multiple moving parts while supporting leadership with clear reporting and recommendations.
Key Responsibilities:
- Represent Shoreham Development’s interests throughout pre-construction, construction, deficiency, and close-out phases.
- Coordinate with architects, engineers, project managers, general contractors, subcontractors, and other consultants to support successful project execution.
- Monitor project schedules, milestones, and critical path items and identify delays, gaps, and coordination issues requiring intervention.
- Review and track project budgets, cost reports, change orders, payment applications, contingencies, and other cost impacts.
- Review construction progress against drawings, specifications, contracts, approved scopes, and project objectives.
- Hold external project parties accountable to their deliverables, timelines, reporting requirements, and contractual responsibilities.
- Identify project risks, deficiencies, scope gaps, and performance concerns and escalate them to management with clear recommendations.
- Support procurement, tendering, bid review, contractor selection, and contract administration processes as required.
- Participate in design coordination, pre-construction planning, value engineering discussions, and construction sequencing reviews.
- Attend and contribute to consultant meetings, site meetings, progress meetings, and other project coordination meetings.
- Prepare and present project status reports for management, including updates on schedule, cost, risks, change management, and key decisions required.
- Monitor construction quality, track deficiencies, and follow through on correction and close-out items.
- Support permit, inspection, occupancy, commissioning, and turnover processes.
- Maintain accurate project records, including correspondence, meeting minutes, site reports, contract documentation, and issue logs.
- Collaborate with internal operational leadership to ensure project outcomes support business, service, and occupancy needs.
- Other duties as assigned.
Qualifications:
- A background or education in construction management, engineering, architecture, project management, or a related field would be a strong asset.
- Proven experience in construction management, owner’s representative work, project oversight, or a similar role.
- Strong knowledge of construction contracts, project delivery, budgeting, scheduling, and consultant/contractor coordination.
- Experience overseeing commercial, institutional, healthcare, residential, or mixed-use construction projects is an asset.
- Ability to read and interpret construction drawings, specifications, contracts, scopes of work, and consultant documentation.
- Strong organizational and time-management skills.
- Excellent communication, negotiation, and interpersonal abilities.
- Strong judgment and ability to identify, escalate, and help resolve project issues in a timely manner.
- Proficient in Microsoft Office Suite and construction/project management software.
- Experience with Procore, Smartsheet, or similar systems is an asset.
- Ability to manage multiple priorities and stakeholders in a fast-paced environment.
- Ability to travel to project sites as required.
- Knowledge of safety requirements, regulatory compliance, and construction best practices.
Work Schedule: Monday to Friday
