Overview
The Project Coordinator plays a pivotal role in overseeing the daily operations of the business, ensuring that all aspects run smoothly and efficiently. This position requires a dynamic person who can manage both the strategic and operational facets of the organization, while driving growth and profitability. The ideal candidate will possess strong project management skills and be adept at navigating through vendor, customer and client dealings.
Key Responsibilities
Project Planning & Feasibility:
- Conduct feasibility studies, site analysis, and due diligence for potential projects.
- Develop project budgets, proformas, and financial models.
- Lead entitlement, zoning, and permitting processes with local municipalities.
Design & Preconstruction Management:
- Oversee the selection and coordination of architects, engineers, and consultants.
- Ensure project designs align with financial, functional, and regulatory goals.
- Review construction drawings for efficiency, value engineering, and risk mitigation.
Stakeholder & Municipality Coordination:
- Serve as the primary point of contact between ownership, design teams, contractors, and public agencies.
- Facilitate meetings with city officials, community groups, and investors.
- Ensure compliance with local, state, and federal regulations.
Construction & Execution Oversight:
- Collaborate with the construction management team to monitor project progress.
- Track budget, schedule, and risk factors to ensure alignment with development goals.
- Manage contracts, approvals, and change orders on behalf of ownership.
Financial & Risk Management:
- Ensure cost control measures and financial reporting accuracy.
- Monitor market conditions and development trends to adjust strategies accordingly.
- Assist in securing project financing and managing lender requirements.
Closeout & Asset Transition:
- Oversee final inspections, punch lists, and occupancy approvals.
- Ensure a seamless transition to property management or sales teams.
- Conduct post-project evaluations and lessons learned analysis.
Qualifications & Experience:
- degree in Real Estate Development, Construction Management, Business, Architecture, or a related field.
- 3+ years of experience in real estate development, project management, or owner’s representation.
- Strong understanding of entitlements, permitting, and construction management.
- Experience with financial modeling, proformas, and development feasibility analysis.
- Excellent negotiation, leadership, and communication skills.
- Ability to manage multiple projects and stakeholders simultaneously.
- Proficiency in project management software (e.g., Procore, MS Project, Bluebeam).
