About the Position
The Superintendent/Groundskeeper (Live-In or Live-Out Float Position) is responsible to maintain the cleanliness, safety, and curb appeal of all assigned properties. This role is essential in ensuring all grounds, outdoor spaces, and common areas are well-maintained, presentable, and safe for residents and visitors.
Key Responsibilities
Property Maintenance & Landscaping

Perform routine groundskeeping duties across all assigned properties

Support with light landscaping duties as needed

Ongoing site upkeep between contractor visits, including maintaining cleanliness, tidiness, and overall curb appeal of all assigned properties including removal of furniture and debris from outdoor areas

Remove litter, debris, and waste from grounds, parking areas and walkways

Clean and maintain common outdoor areas (entrances, sidewalks, etc.)

Operate tractor and trailer for transporting materials, waste, and yard debris as required

Light maintenance duties as assigned
Seasonal Duties

Snow removal and salting/sanding of walkways, driveways, and entrances (winter)

Leaf removal and seasonal landscaping maintenance (fall/spring)

Watering plants, maintaining irrigation systems, and monitoring plant health (summer)
Property Appearance & Upkeep

Ensure curb appeal and presentation standards are consistently met across all locations

Identify and report maintenance issues such as lighting outages, damaged sidewalks or hazards

Assist with minor repairs or maintenance tasks as needed
Equipment & Safety

Operate and maintain landscaping equipment (mowers, trimmers, blowers, etc.)

Ensure equipment is stored properly and kept in good working condition

Follow all health & safety guidelines and company procedures

Promptly address and report safety hazards
Qualifications & Skills

Previous groundskeeping, landscaping, or maintenance experience preferred

Ability to work independently and manage time effectively across multiple locations

Strong attention to detail and commitment to high standards of cleanliness

Physically capable of performing outdoor labor in all weather conditions

Ability to lift (up to 50 lbs), bending, walking, and standing

Basic knowledge of landscaping tools and equipment

Valid driver’s license and reliable transportation required
