The Role
We’re hiring a hands-on skilled trades/maintenance professional to support day-to-day repairs and unit turnover projects across our residential apartment buildings in Niagara Region. Work can range from quick service calls to multi-day or multi-week apartment unit turnover projects. For turnovers, the goal is to deliver a “leasing-ready” unit—safe, functional, clean, and presentable for showings.
Key Responsibilities
-> Complete day-to-day repair and maintenance tasks in occupied residential units and common areas
-> Support unit turnovers in vacant units (up to ~2 weeks), including carpentry/construction tasks such as:
- drywall repairs, patching/painting preparation
- trim/doors/hardware installation and repairs
- flooring removal/installation support (e.g., vinyl/laminate as applicable)
- from basic kitchen refresh to new installation as assigned
- tiling (backsplashes, tub surrounds, small floor areas), including grout and caulking
- minor framing and subfloor repairs as required
- exterior carpentry repairs (steps, railings, fences) as required
- exterior repair work including minor cement/parging repairs, siding repairs, and dry patching as require
-> Perform common residential repair items, including (examples):
- repair/install screen doors and window/door screens
- repair/replace toilets (e.g., flappers, fill valves, toilet swaps where appropriate)
- repair/replace faucets and shut-off valves (within permitted scope)
- install/repair bathroom accessories (towel bars, mirrors, shelves) and minor wall mounting
- repair/adjust interior doors (hinges, latches, closers) and install/replace locksets as assigned
- minor caulking/grout repairs and silicone finishing (tubs/sinks)
-> Perform basic plumbing and basic electrical work within non-licensed scope
- Escalate any work requiring licensed trades (e.g., certain electrical/plumbing/gas work) to appropriate contractors per company policy
-> Travel between sites within Niagara Region; some days require multiple stops
-> Maintain clean, safe, organized work areas and protect resident/property belongings during work
-> Track work orders and provide clear updates using:
- written notes, photos, and short videos (before/during/after as needed)
-> Complete assigned tasks/projects on time and within schedule, and communicate early if delays, added scope, or issues are identified
-> Communicate professionally with tenants, site teams, and management
Qualifications & Skills
- 7+ years (or equivalent experience) in residential maintenance, renovations, carpentry, or unit turnovers
- Strong carpentry/construction fundamentals; comfortable with a variety of repair tasks and finishing details
- Practical knowledge of basic plumbing and basic electrical troubleshooting (within non-licensed scope)
- High attention to detail and pride in workmanship
- Organized, able to manage multiple tasks and prioritize effectively
- Strong communication skills; comfortable documenting work with photos/video and written updates
- Ability to work independently and also collaborate with a team
- Smartphone proficiency (photos, video, messaging, work order apps)
Tools / Vehicle Expectations
-> Reliable transportation (pickup truck or van) to travel between sites across the Niagara Region as required
-> Ability to bring and maintain a standard carpenter’s tool set, such as:
- measuring/layout tools (tape, square, level, chalk line)
- common hand tools (hammers, pry bars, screwdrivers, chisels, knives, clamps)
- core power tools (drill/driver, impact, saws appropriate to the work, multi-tool, etc.)
- other trade-appropriate tools needed to complete repairs and turnovers efficiently
Work Location & Travel
- Niagara Region, Ontario
- Travel between multiple residential properties is required; multiple site visits in a day may be necessary
Schedule
- Full-time position (schedule details to be confirmed)
- Occasional flexibility may be required to respond to time-sensitive maintenance needs
Job Type: Full-time
Pay: $22.00-$28.00 per hour
