Position Summary
York Developments is seeking an enthusiastic Leasing Agent to help drive our leasing strategy and the full “lease-up” of our residential communities. As the first point of contact for prospective tenants, you will showcase each building, answer every question with accuracy and warmth, and guide applicants through the rental process from first inquiry to signed lease. This is a contract role suited to a motivated, service-minded professional who thrives in a fast-paced, new-construction environment. This role is a salary with bonus position.
Key Objectives
- Primary mandate — lease every suite within the assigned high-rise community.
- Master the asset — develop complete knowledge of the assigned building, and know how to source any information you don’t have, whether through your own research or other team members.
- Improve the process — stay aware of how the leasing operation is running, assess current systems, and give management feedback or suggestions that keep the process seamless and successful.
- Support pre-leasing — partner with the Leasing Manager across all pre-leasing activities, including the setup of model suites, marketing materials, and the leasing office.
- Stay informed — remain current on all construction information and updates relevant to the building.
- Protect accuracy — keep open, consistent communication with the Leasing Manager so that every detail shared with prospects is accurate, and channel prospect and resident feedback back to management.
Duties & Responsibilities
Prospect Engagement & Tours
- Respond to inquiries from prospective residents in person, by email, and by phone, promptly and courteously.
- Meet prospects at the presentation centre or model suites to walk them through suite layouts, fixtures, and finishes.
- Assess each prospect’s needs and provide information on the building, suites, amenities, nearby shopping and schools, rental rates, utilities, and lease terms.
- Schedule and attend appointments to show model suites and suites under construction.
Leasing & Conversion
- Manage the full leasing process, including sales technique, lead generation, applications, and lease signing.
- Prepare and present leases to incoming residents, and process renewals for current residents.
- Use approved technology and operating software to create, manage, and convert leads, and to support resident needs.
- Set, monitor, and achieve daily, weekly, and monthly leasing goals and tasks.
Marketing & Outreach
- Work with the York Developments marketing team to plan and execute all marketing and advertising campaigns.
- Develop and manage a monthly outreach plan, including off-site marketing within your target market.
- Assist in organizing open-house events to increase prospective-resident traffic.
- Maintain in-depth knowledge of the local competition and broader market performance.
Site Readiness & Standards
- Conduct regular site inspections to ensure curb appeal, model-suite presentation, and York Developments quality standards are consistently met.
- Support the setup and upkeep of model suites, marketing materials, and the leasing office.
- Stay informed on all construction-related updates that affect leasing.
Communication & Collaboration
- Maintain open, accurate communication with the Leasing Manager, and relay prospect and resident feedback to management.
- Build positive, professional relationships with employees, prospects, residents, and members of the surrounding community.
- Take on other duties and responsibilities as assigned, based on site needs.
Skills & Qualifications
- College diploma or university degree.
- 2+ years of sales experience required; 3+ years of customer service and/or sales experience, including a management or leadership role, preferred.
- Real estate experience is an asset but not required.
- Well organized, with the ability to prioritize and multi-task.
- Comfortable learning new technology, operating software, and social-media platforms.
- Strong interpersonal skills, with the ability to educate, support, and address the concerns of current and prospective residents.
- Self-motivated, with a genuine drive to learn and continuously improve.
- Available evenings and weekends at various times throughout the year.
- Reliable transportation for daily commuting and job-related travel.
Pay: $45,000.00-$50,000.00 per year
