We are seeking a dedicated, community-minded Custodian to oversee the care and upkeep of an assigned property. In this vital role, you will ensure the interior and exterior of the building remain clean, safe, attractive, and fully operational for our residents.
As a live-in team member, you will live on-site, work closely as a trusted support to the Resident Manager, and participate in a rotating after-hours on-call schedule.
Clean and maintain all building common spaces, including lobbies, entrances, stairwells, hallways, laundry rooms, elevators, parking areas, and pool/sauna facilities (where applicable).
Work comfortably in all weather conditions—including extreme Winnipeg winter cold—to handle snow clearing and apply sand/ice-melt to ensure tenant safety.
Operate and maintain property machinery, such as garbage disposal units and snow-clearing equipment.

Monitor cleaning supply inventories (reporting when reorders are needed) and maintain accurate on-call and snow-clearing logs.
Assist with showing available apartments to prospective tenants and answer phone inquiries when the Resident Manager is temporarily away.
Proactively assist tenants and guests, ensuring their needs are met and communicating any feedback or issues to management.
Assist the maintenance team as needed and complete other duties as assigned by the Resident Manager.
Regularly check building security, lock/unlock shared amenities (laundry rooms, pool areas), and enforce "no parking" zones.
Proactively identify and report property damage or maintenance needs to ensure safety.
Respond promptly to emergency situations during on-call shifts.
revious working experience in property management or building maintenance is considered a strong asset.
Ability to physically perform demanding cleaning, lifting, and property maintenance duties.
Experience using a variety of hand and power tools, with the ability to manage multiple daily tasks with minimal oversight.
Must live on-site, participate in the scheduled on-call rotation, and be willing to work overtime outside of normal hours during peak workloads
Must possess and maintain a clear Criminal Record Check and Vulnerable Sector Check.
