ROLE CHARTER
Role Purpose
The Commercial Portfolio Manager is accountable for maximizing the long-term value of AML's commercial property portfolio through exceptional owner service, proactive tenant relationship management, disciplined lease administration, and business development.
The role is responsible for protecting and growing the performance of existing assets while expanding AML's commercial management portfolio through the acquisition of new management assignments.
Success is measured not by the completion of tasks, but by the strength, growth, and profitability of the commercial portfolio.
We are looking for someone who has 3 to 7 years of managing commercial property and is looking for an opportunity to take the lead in building out a portfolio. This is someone who doesn't quite fit the corporate mold due to their entrepreneurial aptitude.

- Lease renewals are negotiated early.
- Tenant concerns are resolved before they escalate.
- Owner satisfaction results in referrals.
3. Maximize Revenue Opportunities
Protect and enhance property revenue through disciplined lease administration and proactive planning.

Decision Making Authority
The Commercial Property Manager is empowered to make operational decisions necessary to protect owner interests while working within approved budgets and AML policies.
Major financial decisions, capital projects, and management agreements remain subject to approval by senior leadership.

COMPENSATION PHILOSIPHY
Base Salary

Performance Commission
Rewards growth of AML's commercial management business.
Commission is earned through the successful acquisition of new commercial management assignments and may also include incentives tied to owner retention or portfolio growth.
