About Us
The Martin Group is a Kingston-based organization with a diverse and growing portfolio, including residential, commercial, retail, self-storage, and entertainment properties. Our Westside Storeys apartment community in Kingston’s west end is known for its spacious suites, well-maintained amenities, and welcoming environment.
We’re looking for a dedicated Live-In Superintendent to help maintain that standard and contribute to a positive living experience for our residents.
About the Role
As Superintendent, you will live on-site and play a key role in the day-to-day operations of the property. You’ll be the first point of contact for tenants, ensuring the building is clean, safe, and well-maintained while delivering excellent customer service.
This is a hands-on role ideal for someone who enjoys problem-solving, working with people, and taking pride in maintaining a high-quality residential community.
Schedule 1 consistent day off each week, weekends as needed usually one per month, and rotating on-call schedule.
What You’ll Do
- Provide professional, friendly communication with tenants, staff, and contractors
- Maintain cleanliness of common areas and prepare vacant units
- Support building security and monitor for unusual activity
- Respond to tenant requests and on-site emergencies
- Conduct property tours and assist with leasing inquiries
- Explain lease agreements and building policies to new tenants
- Perform move-in and move-out inspections
- Assist with light maintenance and coordinate repairs
- Work with contractors and maintenance teams
- Complete seasonal duties such as landscaping and snow removal
- Manage garbage and recycling areas
- Document incidents and maintain accurate records
- Support fire drills and general safety procedures
What You Bring
- Experience in customer service, cleaning, maintenance, or property management
- Strong communication and organizational skills
- A proactive, problem-solving mindset
- Ability to work independently and as part of a team
- Comfort with physical work, including lifting up to 50 lbs
- Experience operating lawn equipment and snow removal tools
- Valid driver’s licence
- Clean criminal background check
Education
- High school diploma required
- Post-secondary education considered an asset
