Job Type: Full-Time (Live-In)
Compensation: Competitive monthly salary (based on experience) + substantially reduced rent for an on-site suite
About the Building
White Birch is a brand-new 6-storey residential rental apartment building in the heart of White Rock. We are seeking a reliable, experienced hands-on Building Manager to serve as the face of the property and ensure it runs smoothly for our tenants.
The Role
Living on-site, you will be the primary point of contact for tenants and the first responder for day-to-day maintenance and after-hours emergencies. This is a physically active, independent role — we are looking for someone with strong mechanical aptitude who can diagnose and resolve building issues without hand-holding.
Key Responsibilities
- Repairs & Maintenance: Perform hands-on day-to-day repairs including basic plumbing (clearing clogs, fixing leaks), drywall patching, painting, and hardware adjustments (some electrical)
- Emergency Response: Act as the primary on-site responder for after-hours building and tenant emergencies, diagnosing issues quickly to minimize damage
- Building Upkeep: Keep all common areas, hallways, elevators, the lobby, and exterior grounds/garbage areas clean, safe, and fully operational on a daily basis
- Contractor Coordination: Provide access to and supervise external trades, contractors, and city inspectors when major repairs are required (a preferred trades list will be provided)
- Tenant Relations: Serve as a professional, approachable liaison between tenants and the property management team — handling maintenance inquiries and upholding building rules
Qualifications & Experience
- Extensive hands-on maintenance experience is essential, with a proven ability to independently diagnose and resolve physical building issues
- Plumbing, mechanical, electrical or other trade tickets are a strong asset
- Previous experience as a resident caretaker, building operator, or in a similar facility maintenance role
- Strong troubleshooting skills and the ability to act decisively during emergencies (water leaks, mechanical faults, etc.)
- Good communication and interpersonal skills (written and oral) for tenant relations and coordination with management
- Organized and detail-oriented, with the ability to maintain repair logs, inspection records, and contractor schedules
