Position Summary
The Condominium Superintendent is responsible for maintaining the physical integrity, cleanliness, and overall safety of the condominium property. This role is uniquely balanced, requiring an equal focus on mechanical/general building maintenance and thorough daily janitorial upkeep. The ideal candidate is a hands-on professional who takes pride in a pristine environment and ensuring all building systems run smoothly.
Key Responsibilities1. Cleaning & Janitorial Duties (50%)
- Common Area Maintenance: Vacuum, sweep, mop, and polish floors in the lobby, hallways, elevators, stairwells, and amenity spaces daily.
- Waste Management: Manage the building’s garbage, recycling, and organic waste streams. Rotate bins, operate the trash compactor, and ensure scheduled curbside pickup readiness.
- Amenity Care: Clean and sanitize shared spaces including gyms, party rooms, guest suites, and public washrooms.
- Seasonal Upkeep: Perform seasonal cleaning tasks such as washing interior/exterior ground-floor windows, pressure washing walkways, and detailed carpet cleaning.
- Litter Control: Inspect and clean the building perimeter, parking garages, and landscaped areas daily to remove debris.
2. Maintenance & Building Operations (50%)
- Preventative Maintenance: Conduct routine inspections of mechanical rooms, HVAC systems, pumps, lighting, and life safety equipment; log and report findings.
- General Repairs: Perform minor plumbing (unclogging drains, fixing leaks), electrical (replacing bulbs, ballasts, switches), and carpentry/drywall repairs in common areas.
- Contractor Oversight: Escort, supervise, and coordinate with external service contractors (e.g., elevators, fire safety, major HVAC repairs) to ensure work is completed safely and correctly.
- Emergency Response: Act as the first line of defense for after-hours building emergencies (e.g., floods, power outages, fire alarms).
- Inventory & Log Tracking: Maintain an accurate inventory of maintenance and cleaning supplies, and update daily building logs.
Qualifications & Skills
- Experience: 2–5 years of experience as a building superintendent, residential caretaker, or in a combined maintenance/janitorial role.
- Technical Skills: Strong working knowledge of basic plumbing, electrical, carpentry, and smart building systems.
- Physical Demands: Ability to lift up to 50 lbs, operate heavy cleaning machinery (buffers, extractors), and stand/walk for extended periods.
- Communication: Excellent interpersonal skills for interacting politely with residents, guests, and property management.
- Availability: Flexible schedule required for on-call rotation and emergency response.
Pay: $20.00-$30.00 per hour
