We are seeking a Senior Project Manager with extensive commercial construction experience to lead multiple projects and support our growing team.
As Senior Project Manager, you would be responsible for the full lifecycle of commercial construction projects. This includes including estimating, tendering, contract administration, pre‑construction, scheduling, project delivery, and closeout. This role requires strong knowledge of CCDC/MMCD contracts, BC construction practices, and the ability to manage multiple stakeholders in a busy environment. This is an in‑office position.
Key Responsibilities
- Lead all phases of commercial construction projects from pre‑construction to turnover.
- Prepare detailed project budgets, schedules, and execution plans.
- Review, interpret, and administer CCDC/MMCD contract documents, supplementary conditions, and project specifications.
- Manage the tendering processes, including preparing bid packages, issuing addenda, evaluating subcontractor proposals, and submitting quotations to clients.
- Perform construction estimating for conceptual, budgetary, and hard‑bid projects.
- Oversee procurement of subcontractors, materials, and equipment.
- Conduct regular project meetings with clients, consultants, and subcontractors.
- Monitor project progress, schedule adherence, and quality assurance.
- Prepare and manage change orders, RFIs, site instructions, submittals, and progress claims.
- Ensure construction is in compliance with WorkSafeBC regulations, building codes, and ANR Construction's safety policies.
- Provide leadership, mentorship, and guidance to project coordinators and junior staff.
- Maintain strong relationships with clients, consultants, and trade partners.
Required Qualifications
- Minimum 7–10 years of commercial construction project management experience in Canada.
- Proven experience managing multiple commercial projects simultaneously.
- Strong working knowledge of CCDC and MMCD contracts, specifically CCDC2 and CCDC14.
- Proficiency in construction estimating and tender preparation.
- Advanced skills in Microsoft 365, Microsoft Teams, Microsoft Project, and Adobe Acrobat DC.
- Strong understanding of BC building codes, municipal permitting processes, and local construction practices.
- Excellent communication, negotiation, and leadership abilities.
- Ability to work full‑time in office.
Preferred Qualifications
- Diploma or degree in Construction Management, Engineering, Architecture, or related field.
- Experience with commercial tenant improvements, institutional projects, or multi‑phase construction.
- Experience working with consultants, municipalities, and authorities having jurisdiction in BC.
- PMP, Gold Seal Certification, or similar credentials (asset but not required).
