We are currently seeking a Licensed Property Manager to take operational ownership of an established residential portfolio in the Edmonton region.
Core Responsibilities
- Ownership Point of Contact: Act as the primary, main point of contact for property owners regarding each asset within the assigned portfolio. Lead operational communications, provide portfolio updates, and manage relationship performance expectations.
- Team Leadership: Direct, mentor, and manage a team of Property Administrators. Delegate and oversee their daily assignments to ensure leasing workflows, tenant inquiries, data entries, and building management schedules are executed efficiently.
- Portfolio Oversight: Lead all day-to-day operations for a dedicated portfolio of multi-unit residential apartment portfolios.
- Leasing & Turnovers: Drive the complete vacancy-to-leasing lifecycle, working alongside administrators to optimize proactive marketing, property tours, strict tenant vetting, lease execution, and managing physical move-in/move-out inspections.
- Tenant Relations & Compliance: Coordinate portfolio customer service standards, resolve escalating tenant disputes, and strictly enforce terms of the Residential Tenancies Act (RTA).
- Asset Operations: Maintain full familiarity with physical building systems (including HVAC, fire panels, security systems, and emergency backup power generators) to guide administrators and on-site maintenance technicians during facility needs.
- Financial Management: Direct rent collection procedures, supervise vendor accounts payable workflows, and oversee accurate monthly ownership financial tracking alongside the corporate accounting department.
- Development Support: Provide secondary support to Langier Developments regarding site logistical transitions for capital improvement renovations and new construction assets.
Job Requirements
- Licensing: Must hold an active, in-good-standing Property Management Licence authorized by the Real Estate Council of Alberta (RECA).
- Leadership Experience: Proven experience managing or supervising a team of administrative or site staff within a real estate or property operations environment.
- Industry Frameworks: Thorough, practical working knowledge of the Alberta Residential Tenancies Act (RTA).
- Compensation Structure & Schedule: Ability to maintain a flexible operational schedule, including rotation for emergency on-call inquiries and strategic evening/weekend leasing coordination. The structured salary for this position is intended to cover all hours necessary to execute portfolio requirements.
- Technical Proficiencies: Strong command of standard property management accounting ecosystems. Proficiency in Microsoft Office (Excel and Word) is required; direct experience with Yardi is a distinct asset.
- Logistics: Valid Class 5 Alberta Driver’s Licence, clean driving record, and daily access to reliable personal transportation for site-to-site travel.
- Legal Status: Legally eligible to work in Canada with current documentation.

Pay: $70,000.00-$85,000.00 per year
