Property Manager — Edmonton, AB
Full-Time | On-Site / Field-Based | Growing Residential Portfolio
About the Role
Alture Properties is hiring an experienced, full-time Property Manager to oversee day-to-day operations for a growing residential rental portfolio in the Edmonton area. This is a hands-on role that blends field work — inspections, showings, contractor coordination — with the operational responsibilities of full-cycle property management: leasing, tenant relations, maintenance oversight, financial reporting, and compliance with Alberta’s Residential Tenancies Act (RTA).
You’ll work closely with the ownership/leadership team and have real input into how the portfolio is run as it scales. This role is ideal for a seasoned property manager who wants ownership over their market, with a clear path to take on additional responsibility as the portfolio grows.
Key ResponsibilitiesLeasing & Tenant Relations
- Market vacant units, coordinate and conduct showings with prospective tenants
- Screen applicants, verify references, income, and credit, and prepare lease agreements
- Manage move-in / move-out coordination and lease renewals
- Serve as the primary point of contact for tenant questions, concerns, and service requests
- Handle tenant communications and notices in accordance with the Alberta Residential Tenancies Act (RTA)
Property Inspections & Unit Turnovers
- Attend newly acquired properties to document condition with notes and photos
- Conduct move-in and move-out inspections using standardized inspection forms
- Perform periodic inspections to confirm property condition and lease compliance
- Identify and report maintenance concerns, deficiencies, or irregularities
- Coordinate unit turnovers to minimize vacancy time between tenants
Maintenance & Contractor Coordination
- Source, coordinate, and manage trades, vendors, contractors, and service providers
- Meet contractors on-site for access, scope confirmation, and quality control
- Track maintenance requests through to completion with clear documentation and photos
- Manage maintenance budgets and obtain quotes for larger repair or capital projects
- Respond to and triage maintenance emergencies, including after-hours when required
General On-Site & Field Tasks
- Deliver notices to tenants as required under the RTA
- Arrange key cutting, lock changes, and lockbox coordination
- Meet vendors, utility providers, or inspectors on-site as needed
- Place or remove signage for vacant units
- Perform other in-person tasks requiring a local Edmonton presence
- Routine site visits for maintenance and improvements
- Oversee warranty items and maintenance/improvement projects
Standard Operating Procedures (SOPs)
- Create, document, and maintain SOPs for all key property management functions, including leasing, inspections, maintenance, tenant communications, and unit turnovers
- Ensure SOPs are current, clearly written, and consistently followed across the portfolio
- Identify gaps in current processes and proactively develop or refine procedures to improve efficiency and consistency
- Onboard new team members or contractors using established SOPs
- Develop new SOPs as the portfolio scales, working with ownership to ensure procedures reflect current operations, regulatory requirements, and company standards
- Train team members, support staff, and contractors on SOPs, ensuring consistent understanding and application across all properties in the portfolio
KPI Reporting & Performance Tracking
- Prepare regular owner-facing portfolio performance reports summarizing property status, maintenance activity, and outstanding issues
- Use KPI data to identify trends, flag concerns early, and recommend operational improvements to the ownership team
- Maintain a reporting cadence (weekly, monthly, quarterly) aligned with ownership expectations
Qualifications & Requirements
- 2+ years of residential property management experience (multi-unit portfolio experience preferred)
- Working knowledge of the Alberta Residential Tenancies Act (RTA) and standard leasing practices
- Strong organizational skills with the ability to manage multiple properties and priorities at once
- Confident, professional communicator with tenants, contractors, and ownership
- Comfortable with hands-on field work (inspections, showings, contractor walk-throughs)
- Valid driver’s license and reliable vehicle required
- Proficiency with property management software, digital inspection forms, and general office tools
- Located in or near Edmonton, Alberta
- Real estate license or property management certification (e.g., RECA, CPM, or equivalent) is considered an asset

Schedule & Availability
- Full-time, Monday–Friday core hours, with flexibility required
- Occasional evening and weekend availability for showings, urgent tenant matters, or maintenance emergencies
- Reasonable after-hours availability for time-sensitive issues as they arise
Compensation & Benefits
Salary: $55,000–$65,000 per year, commensurate with experience and portfolio size
- Performance-based growth opportunities as the portfolio expands
- Opportunity to grow into a Regional Manager or senior leadership role as the company scales
Note: Benchmarked against typical Edmonton-area Property Manager compensation (~$50K–$65K base, per Indeed/Glassdoor/ZipRecruiter, 2026). Final salary to be determined based on the successful candidate’s experience.
