Senior Operations Manager – Residential Property Management

We are seeking an experienced Senior Operations Manager to join our residential property management team and assist the Senior Property Manager in managing a portfolio of five residential properties. This leadership role will support and supervise Building Managers, help maintain operational excellence, ensure high levels of tenant satisfaction, and protect the value of our properties.
The successful candidate is a proactive leader with strong property management experience, exceptional organizational skills, and the ability to manage multiple priorities while fostering a collaborative and accountable team environment.
Key Responsibilities
Responsibilities include, but are not limited to:
- Oversee the day-to-day operations of a portfolio of five residential properties.
- Provide leadership, guidance, and performance management to Building Managers at each property.
- Ensure Building Managers consistently deliver excellent customer service and maintain company standards.
- Conduct regular site visits to assess property condition, cleanliness, safety, and operational performance.
- Support Building Managers in resolving complex tenant concerns, disputes, and escalated issues.
- Ensure compliance with the Residential Tenancy Act , company policies, and all applicable health and safety regulations.
- Review and approve move-in/move-out processes, tenant communications, and operational procedures.
- Coordinate major maintenance projects, capital improvements, and contractor performance.
- Develop and monitor operating budgets and control property expenses.
- Review financial reports, rent collections, vacancy reports, and operating performance, implementing strategies to improve occupancy and maximize revenue.
- Work closely with contractors, service providers, and vendors to ensure quality work and cost-effective service delivery.
- Recruit, train, mentor, and evaluate Building Managers and other on-site staff.
- Develop and implement operational policies and best practices across the property portfolio.
- Respond to emergencies and provide operational support as required.
Qualifications
The ideal candidate will possess:
- Minimum 5 years of experience in residential property management, including supervisory or multi-site management experience.
- Strong knowledge of the Residential Tenancy Act and its practical application.
- Proven leadership experience managing teams across multiple properties.
- Excellent communication, conflict resolution, and interpersonal skills.
- Strong financial and budgeting skills with experience reviewing operating reports and controlling expenses.
- Excellent organizational and time management abilities with the capacity to prioritize competing demands.
- Proficiency in Microsoft Office (Word, Excel, Outlook); experience with property management software is considered an asset.
- Ability to build positive relationships with tenants, staff, contractors, and ownership.
