Job Overview
We are seeking a dynamic and experienced Leasing Manager to head our marketing efforts for a portfolio of new rental buildings in the core of Calgary.
In this role, you will launch new rental high rise campaigns, drive leasing strategies, foster strong tenant relationships, and ensure the efficient operation of property leasing activities. Your energetic approach and expert knowledge of property management and marketing will help maximize occupancy rates while providing exceptional customer service. This position offers an exciting opportunity to lead leasing efforts with a focus on marketing, compliance, negotiation, and operational excellence across multiple properties.
Duties
- Develop and implement comprehensive leasing strategies to attract qualified tenants and maximize occupancy for the rental portfolio
- Conduct property tours, explain lease terms, and upsell available units to prospective tenants with enthusiasm and professionalism
- Manage the entire leasing process, including application screening, credit checks, background verification, and lease signing
- Maintain accurate data entry in property management systems such as Yardi or OneSite, ensuring all tenant records are current and compliant with regulations
- Handle legal administrative tasks related to lease contracts, amendments, and notices while ensuring adherence to landlord-tenant law.
- Resolve tenant concerns promptly through effective conflict management techniques while maintaining positive relationships
- Schedule property maintenance requests and facilitate communication between tenants and the operations manager.
- Stay updated on Residental Tenancy Laws to ensure compliance in all leasing activities
- Conduct regular market research to stay competitive in pricing and amenities offerings
- Oversee our sales teams to upsell additional services or units, enhancing revenue streams
- Handle our direct marketing efforts online and on-site.
- Manage third party marketing sites.
- Manage our leasing strategies for each building in the portfolio.
Requirements
- Proven experience leasing a rental portfolio with a strong understanding of property management principles
- Extensive knowledge of the Residential Tenancy Act
- Proficiency with property management software such as Yardi or OneSite;
- Strong legal administrative experience related to contracts, lease agreements, and legal notices
- Excellent customer service skills paired with professional phone etiquette and conflict resolution abilities
- Demonstrated success in sales, negotiation, upselling techniques, and customer relationship management
- Ability to manage multiple priorities efficiently within a fast-paced environment while maintaining attention to detail
