Overview
Reporting to the Residential Construction Manager, the Residential Project Manager / Estimator is responsible for planning, estimating, coordinating, and delivering residential construction projects from pre-construction through closeout.
This role acts as the primary point of contact between clients, consultants, trades, and the site team, ensuring projects are completed on time, within budget, and to the highest quality standards.

Key Responsibilities
Pre-Construction & Estimating
- Prepare detailed project estimates, budgets, and scopes of work
- Perform quantity take-offs and pricing using current market data or expert opinions
- Lead bid solicitation and trade tendering processes
- Identify risks, gaps, and cost-saving opportunities during estimating
- Develop preliminary schedules aligned with project scope
Permitting & Approvals
- Coordinate permitting, fees, and municipal approvals
- Manage utility coordination (BC Hydro, Fortis, telecom providers)
- Ensure all pre-construction documentation is complete prior to mobilization
Client, Consultant & Design Coordination
- Lead client kickoff meetings and manage expectations
- Coordinate consultants and design teams
- Manage drawings, shop drawings, and documentation updates
Budgeting, Forecasting & Cost Control
- Define and manage project budgets
- Track costs and forecast financial performance
- Identify variances and implement corrective actions
- Support cash flow planning and reporting
Procurement & Contracts
- Tender, award, and manage subcontractor agreements
- Issue purchase orders and subcontracts
- Ensure all contracts are executed and compliant
Construction & Site Coordination
- Work closely with Site Supervisors to execute project plans
- Support scheduling, sequencing, and site logistics
- Monitor quality and ensure work meets specifications
- Conduct regular site and coordination meetings
Change & Document Management
- Manage change orders and scope adjustments
- Maintain accurate and organized project documentation
- Update schedules and cost impacts as changes occur
Client Communication & Reporting
- Provide regular updates to clients and leadership
- Review and approve invoices
- Maintain strong client relationships throughout the project
Project Closeout
- Participate in final walkthroughs and deficiency resolution
- Prepare homeowner manuals and warranty documentation
- Ensure proper project documentation and archiving
Qualifications
Education
- Diploma or degree in construction management, engineering, architecture, or a related field is considered an asset.
Experience
- 6+ years of experience in residential construction
- 4+ years of Project Management experience
- 2+ years of experience estimating your own projects
- Custom home or complex residential experience preferred
Skills & Competencies
- Strong estimating, budgeting, and cost control expertise
- Excellent understanding of construction drawings, and specifications
- Knowledge of local building codes, permitting, and safety practices
- Experience with construction software (MS Project, MS Excel, Planswift, Bluebeam, Fieldwire, Slack, etc.)
- Strong communication, negotiation, and leadership skills
- Proven ability to manage multiple projects and deadlines
- Skilled in risk identification and problem-solving
Certifications (Assets)
- PMP (Project Management Professional)
- PMI-CP (PMI Construction Professional)

- Valid driver’s license with clean abstract
- Strong written and verbal English communication skills

Pay: $90,000.00-$125,000.00 per year
