Key Responsibilities:
1. Market Research & Intelligence (Approx. 50%)
- Research commercial real estate market trends, economic conditions, and industry developments.
- Collect and maintain databases of sold, leased, and active commercial properties.
- Prepare comparable sale and lease analyses for Broker Opinions of Value (BOVs), listings, acquisitions, and client advisory.
- Conduct surveys of available properties for sale and lease.
- Build, verify, and maintain prospecting databases for business development.
- Prepare market statistics, quarterly reports, newsletters, and research publications.
- Assemble property information, demographics, zoning, planning, and market intelligence for listing proposals and marketing packages.
- Conduct property inspections, building walks, and site visits to collect market data.
- Assist in gathering due diligence materials for investment and leasing opportunities.
2. Sales, transaction & client support (Approx. 50%)
- Coordinate listing files from commencement through completion.
- Track critical transaction dates, subject removals, completion dates, and client deliverables.
- Assist in preparing listing agreements, offers, amendments, and transaction documentation.
- Coordinate FINTRAC compliance and administrative due diligence.
- Prepare listing activity reports and client updates.
- Maintain CRM databases, transaction records, and brokerage files.
- Coordinate photography, signage, brochures, marketing materials, and listing launches.
- Assist brokers in preparing presentations, proposals, and client meeting materials.
- Assist brokers in servicing listings and responding to client inquiries.
- Prepare buyer and tenant surveys for active mandates.
- Coordinate property tours, inspections, and showing logistics.
- Attend client meetings, property inspections, and networking events as appropriate.
- Support business development initiatives through prospecting and relationship management.
- Upon obtaining a Trading Services Licence, progressively assume greater responsibility for client meetings, property tours, negotiations, and transaction facilitation.

- 1 - 3 years of experience in real estate
- Sales experience is an asset but not required
- Proficiency with Microsoft Office products including Word, Excel, PowerPoint, and OneDrive preferred
- Proficiency in utilizing AI-based tools, CoStar, MLS and LLMs into daily workflows
- Excellent written and verbal communication skills
- Active or in progress Trading Real Estate License from RECBC
- Bachelor's or diploma degree in real estate, business, economics, finance, or marketing is preferred
- Organized self-starter and the ability to work well both independently and in a team-based environment
- Possesses strong work ethic and drive to build a long-term commercial real estate career
Long-Term Career Path
This role is designed as the foundation for a successful commercial real estate career. As the successful candidate gains experience and obtains their Trading Services Licence, responsibilities will progressively expand.
Compensation:
This role offers a partial base salary plus commission. Candidates holding an active Trading Real Estate License with RECBC are eligible for commission on qualifying transactions in addition to base compensation.
Pay: $3,000.00-$3,500.00 per month
Work Location: In person
