Job Overview
We are seeking a dedicated and experienced Live-In Residential Building Superintendent to oversee the daily operations and maintenance of our apartment building. The ideal candidate will possess strong customer service skills and a comprehensive understanding of building systems, including HVAC, electrical, and mechanical systems. This role is essential in ensuring that our facilities are safe, efficient, and well-maintained.
Apartment & on-site parking space provided, cell phone and mileage reimbursements are additional to wage advertised.
Duties
- Ensure interior building common areas are clean (mopping, sweeping, vacuuming etc.) and orderly on a daily basis.
- Ensure laundry room is clean, maintenance of machines and garbage containers are emptied.
- Daily inspections for safety - trip hazards, burnt light bulbs etc. - are addressed and repaired.
- Daily exterior building checks - gardens, clean up litter, landscaping/snow removal/ice melt application as need.
- Manage and supervise all aspects of building maintenance and operations, ensuring compliance with safety regulations and standards.
- Monitor waste bins and recycling containers; determine if extra pick ups are required.
- Monthly Fire Inspection, log book updates.
- Oversee the contractors working on site, providing support to ensure high-quality work.
- Conduct regular inspections of facilities to identify maintenance needs and ensure adherence to operational standards.
- Collaborate with contractors and vendors for specialized services, including HVAC repairs, electrical work, and industrial maintenance.
- Maintain schematics for building systems and ensure all equipment is functioning properly.
- Lead projects related to facility upgrades or renovations, managing timelines and resources effectively.
- Ensure proper documentation of maintenance activities for system monitoring.
- Assist Tenants with requests regarding maintenance, parking concerns etc.
Requirements
- Proven experience in facilities management or a similar role .
- Strong mechanical knowledge with experience in industrial maintenance practices.
- Strong communication skills in English, both written and verbal.
