Job Description:
We are looking for a highly motivated and energetic Property Accountant for the real estate management company, who will be responsible for handling the fundamental aspects of the real estate financial recordkeeping, including recording financial transactions, managing accounts payable and receivable, reconciling bank statements, and perform other job related duties as requested by the management.
Duties and Responsibilities:
- Maintenance of portfolio of residential rental properties;
- Accurate data entry into accounting database (Yardi);
- Manage full-cycle accounting, including journal entries, accruals, amortization, and general ledger maintenance.
- Prepare year-end financial statements and collaborate closely with external tax advisors to ensure accurate reporting.
- Perform monthly bank reconciliations.
- Prepare monthly internal reports on property performance, cash flow, vacancies, rent collections, and outstanding issues.
- Process and review accounts payable and accounts receivable transactions related to properties, tenants, vendors, and owners.
- Prepare tenant billings, recoveries, utility chargebacks, and year-end reconciliations for operating costs, common area maintenance (CAM), and property taxes, where applicable.
- Monitor cash flow and coordinate payments to support operational and financial requirements.
- Prepare audit working papers and support external audits, tax filings, and regulatory reporting.
- Ensure timely remittance and reporting of HST in compliance with applicable requirements.
- Maintain accurate financial records and improve accounting processes, controls, and documentation.
- Use property management and accounting systems to maintain data integrity and reporting accuracy.
- Prepare appropriate schedules and reports as requested by the management; and
- Certain property management tasks are part of the job.
Requirements:
- 2-5 years of accounting experience, preferably in property accounting, real estate, or a related industry.
- Working knowledge of Ontario Residential Tenancies Act and residential real estate rules and bylaws
- Experience with Property Management is a significant plus
- An ability to work quickly and accurately
- Ability to perform several tasks concurrently with ease and professionalism
- Strong understanding of accrual accounting, financial reporting, reconciliations, and internal controls.
- Experience preparing financial statements, cashflow management, and variance analyses.
- Proficiency in Microsoft Excel and accounting or property management systems (Preferably Yardi).
- Strong organizational skills, accuracy, attention to detail, and ability to manage multiple deadlines.
- Ability to handle confidential and sensitive information with a high degree of discretion

- Computer knowledge- working knowledge of Microsoft Office applications
