You as an Operator will:
· Perform testing, inspect building(s) and maintain documentation on building condition, drawings etc.
· Work with contractors to complete repairs, provide access and liaise with Tenants and Property or Operations Manager or other Salthilll team members as directed.
· Maintain the grounds and cleanliness of the facilities according to company standards.
· Conduct routine custodial building operations and service activities, adhering to standardized and repetitive procedures.
· Perform general maintenance tasks such as housekeeping, sweeping, litter pick up, shoveling, and pressure washing.
· Install, repair, and maintain climate control and other mechanical systems within the building.
· Oversee preventative maintenance and unscheduled repairs of HVAC, mechanical plumbing, lighting, electrical, elevating devices, roofing, and life safety systems, as required.
· Monitor computerized control systems to ensure optimal performance.
· Report problem areas and identify unusual incidents, situations and security breaches and promptly report them to supervisor and/or Property Manager.
· Prioritize and coordinate basic maintenance activities to meet the needs of tenants and clients effectively.
· Assist the Supervisor and/or Property Manager, as needed, in completing the project's maintenance requirements.
· Respond to building emergencies in a timely and effective manner.
· Conduct investigations into building operations issues and assigned property inspections.
· Complete reports, statistics, checklists, and maintain accurate records of activities for review by the Supervisor and/or Property Manager.
· Assist with environmental assessments, waste, recycling, hazardous materials issues, indoor air quality audits and other reporting studies/investigations.
· Participate in insurance and risk management inspections, remedial actions, and reporting.
· Utilize the Company’s operational programs (i.e., Building Engines)
· Embrace and proactively support our culture of environmental responsibility and social responsibility.
· Continually seek opportunities to improve energy consumption and consider sustainability when evaluating options for replacement equipment.
· Quickly respond to and manage environmental hazards.
· Remain current and up to date with new industry practices, legislative changes, and new technologies.
· Greet tenants and suppliers and develop courteous relationships.
· Participate in tenant and staff community support events as appropriate.
· Establish working relationships with other operations’ staff to understand the process for delivering excellent service to the tenants and general public.
· Participate in the on-call rotation, which may include all buildings in the portfolio.
· Operate required equipment and tools safely to complete assigned tasks.
· Perform other duties as assigned.
Is this the right role for you? You will bring:
· Secondary school diploma required
· Post-secondary education in building systems, mechanical/electrical engineering, or a related field is considered an asset
· Building Operations certification (e.g., BES Class I/II, BOMI SMT/SMC, or BOC) strongly preferred
· 3+ years of progressive experience in commercial property management, building operations, or maintenance services.
· Advanced knowledge of building operating systems, including electrical, mechanical, HVAC, and related infrastructure required to support daily operations.
· Fire safety knowledge and familiarity with life-safety systems is considered a strong asset.
· Prior experience overseeing or coordinating security systems, parking operations, janitorial/custodial services, and groundskeeping is preferred.
· Ability to operate and oversee the safe use of a compact utility tractor is required.
· Availability to work rotating shifts, including evenings and weekends, with the ability to lead operational coverage as needed.
· Demonstrated ability to respond promptly while on call, assess operational issues independently, attend sites as required, and ensure timely, effective resolution.
· Strong practical problem-solving skills, with the ability to troubleshoot complex issues and implement efficient solutions.
· Self-motivated, proactive, and highly reliable, with a strong commitment to safety, service excellence, and high-quality work.
· Valid driver’s license and clean driver’s abstract required.
