Summary
We are seeking an experienced and highly skilled Renovations Project Manager to join our team at RodRozen Designs. In this role, you will play a vital part in transforming spaces through renovation projects that reflect our high standards of quality and design. Your expertise will contribute significantly to our mission of delivering fabulous designs that enhance the lives of our clients.
Responsibilities
- Execute renovation projects (residential and commercial) from conception to completion, ensuring adherence to design specifications.
- Read and interpret construction drawings and schematics to understand project requirements.
- Develop detailed renovation work scopes for trades for quotations.
- Develop a detailed project budget based on the drawings, work scopes and quotes.
- Utilize construction management software to track project progress and manage resources effectively.
- Collaborate with the design team to implement innovative solutions that align with client visions.
- Conduct site assessments to evaluate existing conditions and determine necessary renovations.
- Estimate project costs accurately and manage budgets throughout the renovation process.
- Ensure compliance with safety regulations and building codes during all phases of construction.
- Project Budgets:
- Read & analyze construction drawings and plans
- Review material, fixture, equipment, and appliances specifications
- Create tenders for trades to quote on
- Create tender for suppliers to quote on
- Disseminate tenders
- Review quotes in detail
- Compose the project budget
- Review with appropriate team members
- Adjust budget with Project manager
- Present budget to clients
- Update all projects aspects (budget, timeline, client access) on PM software
- Budget management; Update clients on any change of project budget
- Costing review/management of project expenses
- Develop detailed work scopes for each trade
- Contracts with trades
- Review shop drawings from suppliers / trades.
- Change Orders
- Quality control throughout the renovation process.
- Liaise with professionals (engineers, inspectors, Strat councils, management companies)
- Place orders with suppliers.
- Create work order sheets for work rooms and supply material relevant to any custom work.
- Schedule Deliveries
- Schedule trades
- Coordinate with owners / Strata Building / Concierge or building mangers
- Work closely and report to the project manager
- Work closely with the designer and CAD drafter
- Work closely with the bookkeeper
- Performing clerical tasks such as answering phones, welcoming & directing walk-in clients
- Monitor the general company inbox as well as lead designer and correspond through the appropriate means (email, text, phone call)
- Coordinate meetings between trades/suppliers/clients
Requirements
- Proven 3-5 years experience as a Project Manager within the construction industry (Residential and commercial).
- Proven experience with detailed fixed pricing project budget development.
- Proven experience with detailed understanding of the construction process.
- Proven experience with detailed construction drawing knowledge and underrating.
- Strong proficiency in construction drawings reading and understanding construction schematics.
- Familiarity with construction management software is an asset.
- Excellent project management skills with the ability to handle multiple tasks simultaneously.
- Knowledge of construction estimating practices and techniques is essential.
- Ability to work collaboratively within a team while also being self-motivated.
- Superb communications skills, bot written and verbal – ability to manage clients diplomatically and sensitively
