Work Description
Under the general supervision of the Property Manager, the superintendent is responsible for 360 Patricia Ave, Ontario, ON, K1Z 0A8, and to maintain and supervise this high standard quality building by providing superior maintenance, supervision, and client services.
Working Hours
Monday to Friday – up to 44 hours per week (normal hours are 8:00am to 4:00pm) however, work demands may change from week to week and hours may vary. Start time and end time may need to be adjusted to accommodate garbage pickup times, and scheduled maintenance activities, etc. On-call hours are 1) Monday to Friday between 3:00PM and 7:00AM and 2) every second weekend (Saturday and Sunday) 24 hours per day. When on call, you must ensure that you can return to the building within thirty (30) minutes of receiving a call.
Responsibilities
Include but are not limited to:
- Check all mechanical equipment on a daily and weekly basis and complete required log readings.
- Change air filters as required.
- Maintain sufficient stock and supplies for cleaning and building supplies.
- Ensure that the Condominium Safety and Emergency Procedures are followed in response to Fire Alarms and other Site Emergencies
- Monitor security cameras
- Reprogram residents FOBS
- Issue and receipt of keys to trades, building staff and contractors
- Monitor parking garage, interior and exterior building areas
- Follow inspection and communication procedures with violation notices
- Complete daily/monthly inspection checklists
- Ensure building is clean and well maintained
- Put out garbage and recycling bins as per the pick up schedule, return bins after they are emptied.
- Perform minor repairs to signs, light fixtures, door knobs, electrical outlets, painting, caulking etc.
- Remove snow and ice from building entrances and apply salt where and when necessary.
- Clean litter and debris out of gardens and landscaped areas, and water gardens and shrubs as required.
- At the end of the gardening season, remove garden hoses from storage racks, drain them and store inside for winter.
- Roll up slush mats after they are cleaned in the spring and store them.
- Issue purchase orders provided by the property manager to contractors for minor repairs or regular recurring maintenance matters, and supervise the performance of their work.
- Report on details of all maintenance matters
- Report or address any issues that arise during the shift
- Perform pre and post move in inspections and put elevator on service, arrange for elevator bookings
- Arrange for amenity bookings, maintenance scheduling calendar
- Accompany contractors to common areas of the building and units.
Requirements
- Prior customer service experience preferred
- Requires professional demeanor with ability to use independent judgment to handle any customer services matters in satisfactory manner
- Excellent communication skills
- Ability to multi-task and to work well under pressure
- Team player
- Proficiency with computers
- Ability to lift 25lbs and move garbage bins
