Purpose
The Leasing Agent is responsible for achieving leasing targets by closing leases in alignment with the targets, conditions, guidelines, policies, and values set by the Leasing Manager. This role requires the Leasing Agent to work a schedule that ensures the Leasing Office is appropriately staffed during business hours, as determined by the Leasing Manager.
This opportunity may be structured as either full-time or part-time based on the successful candidate’s availability and experience.
Responsibilities
- Meet or exceed leasing targets and performance expectations as established by the Leasing Manager.
- Develop a thorough understanding and practical knowledge of the Lépine product, including the apartments, buildings, lifestyle offerings, and the value proposition of leasing versus buying.
- Conduct property tours, respond to leasing inquiries, and maintain timely follow-up communication with prospective tenants.
- Proactively follow up on leads and convert prospects into signed leases through strong relationship-building and sales practices.
- Deliver a professional, responsive, and customer-focused leasing experience from initial inquiry through move-in.
- Fully understand and adhere to the conditions, guidelines, policies, procedures, and values outlined in the Leasing Centre Manual and Property Management Manual, ensuring all leasing activities comply with company standards.
- Collaborate with Leasing Centre and Lépine staff to ensure a smooth and positive customer journey from first contact to tenancy.
- Attend industry events, property showcases, and special events as required to promote leasing opportunities and generate leads.
- Ensure information systems, including Salesforce and other CRM platforms, are maintained with accurate and up-to-date lead/prospect information, and that all administrative documentation (paper-based and electronic) is complete, accurate, and submitted in a timely manner.
- Stay informed about current and emerging marketing and advertising initiatives, providing feedback and insight based on leasing activity and campaign performance.
- Remain knowledgeable about market trends, competitor developments, and industry activity that may impact leasing strategies or customer messaging.
- Continuously contribute to the improvement of Leasing Centre practices and processes to enhance operational efficiency, reduce errors, and improve both the customer and employee experience.
Requirements
- Bilingualism in English and French (verbal and written) is an asset.
- Proven experience in leasing, property management, real estate, sales, or a related field.
- Strong understanding of property management and leasing principles.
- Demonstrated sales skills with the ability to convert leads into signed leases.
- Excellent communication, interpersonal, and customer service skills.
- Ability to work independently while contributing positively within a collaborative team environment.
- Strong organizational skills and attention to detail in managing documentation, prospect communications, and follow-ups.
- Proficiency with information systems and software relevant to leasing activities, including CRM platforms such as Salesforce and HubSpot.
Role Specific Requirements
- Availability of working flexible hours, including evenings and weekends, as required to support leasing operations.
- Valid driver’s license and reliable transportation required, as travel between properties and leasing locations will be necessary.
- Willingness to attend industry events and promotional activities to represent the company and generate leads.
Compensation and Benefits
- The target hiring salary for this position is approximately $60,000 annually based on a full-time 40-hour work week. Final compensation will be determined based on skills, experience, education, and training.
- In addition to base compensation, this role is eligible for commission on completed lease agreements and renewals, recognizing and rewarding strong leasing performance and contributions to occupancy goals.
