Reporting to the Property Manager, the Building Operator is responsible for the maintenance and day-to-day operations of a designated commercial real estate property/property portfolio in Eastern Ontario ranging from suburban industrial, downtown office, retail centers, to transit oriented, urban mixed-use projects.
Responsibilities:

Support the Property Manager in the management and performance of building systems.

Liaise with all tenant contacts on a regular basis to establish and maintain a healthy working relationship.

Respond to and complete, in a timely manner, all tenant service requests.
-
Responsible for the appearance of the property and safety and convenience of the tenants and clientele at all times. Maintain cleanliness and organization of yard, storage and receiving dock.

Responsible for the efficient, effective and successful control of all equipment maintenance, building structures and property in accordance with approved practices, procedures, methods, and financial limitations.

Liaise with contractors, on-site staff and personnel to assist in providing supervision of all trades servicing the building equipment/systems.

Complete inspections of the property in accordance with the inspection frequency schedules contained in the respective property contracts.

Ensure compliance with industry regulations, environmental standards, and safety protocols for critical facilities, coordinating audits and inspections as needed.

Maintain all appropriate logs and manuals and ensure that all third-party contractors servicing the property are maintaining the respective logbooks in accordance with the determined schedules.

Conduct daily inspections of buildings, make recommendations and implement improvements in consultation with the Property Manager of operational tasks and repairs that are required to the property.

Assist in implementing a pro-active preventative maintenance program for all building equipment/systems to ensure that all systems are properly maintained and serviced in a pro-active manner.

Coordinate the services of contractors to complete repairs and maintenance, including HVAC systems, electrical, mechanical, lighting etc.

Provide after-hours coverage of designated properties on a rotational basis with other building operators.

Maintain the fob system including activating and deactivating fobs for new tenants. Complete regular audits to ensure and maintain high level security.

Manage all shipping and receiving, receiving all deliveries at the facility as the main point of contact. Inspect, offload and sign for deliveries. Log delivery and track storage location within the facility. Inform and/or deliver received items to tenants. Coordinate with tool crib manager and foreman for project deliveries. Have materials ready for the next delivery truck. Coordinate and load with company delivery drivers/laborer.

Qualifications:

Minimum of 3 to 5 years of related working experience.

Possess a mechanical aptitude.

Must be able to perform physically demanding tasks such as lifting up to 50 pounds, climbing ladders, kneeling, working in confined spaces and operating equipment in various environmental conditions.

Must be able to provide a clear police records check (company paid).
-
Valid Class G driver’s license is required.
-
Valid forklift license is required, CSA B335-15 standards
-
Ability to multi-task, work under pressure and achieve quality results
-
Good communication skills and strong organizational/interpersonal skills with the ability to work in a team environment, or independently with minimal supervision

Industry related designation(s) in BES and/or BOMI SMT/SMA preferred
Compensation:
-
$50,000 - $65,000 annual base salary
-
compensation for on-call and overtime
-
eligible for annual incentive bonus
