We are seeking a Resident Manager who will take ownership of the day-to-day operations, tenant experience, and overall appearance of our Refinery District Townhome community. This role is ideal for a customer-focused, hands-on individual who enjoys building relationships, solving problems, and creating a welcoming environment for residents.
Position Overview
The Resident Manager will serve as the primary on-site representative of GS Homes and will be responsible for managing resident relations, leasing activities, property operations, site presentation, and minor maintenance coordination.
The successful candidate will be a highly organized, approachable, and proactive individual who can balance administrative responsibilities with hands-on property management duties.
This position requires someone who takes pride in the community they manage and understands that exceptional resident service is the foundation of long-term tenant satisfaction and retention.
Key ResponsibilitiesResident Relations & Customer Service
- Serve as the primary point of contact for residents, providing professional and responsive customer service.
- Build strong relationships with existing tenants and create a positive community atmosphere.
- Respond promptly to resident inquiries, concerns, complaints, and service requests.
- Maintain excellent communication with residents regarding building operations, maintenance updates, community notices, and policies.
- Focus on tenant retention by ensuring residents feel valued and supported.
- Conduct resident satisfaction follow-ups and identify opportunities for improvement.
Leasing & Tenant Management
- Manage leasing activities, including:
- Responding to rental inquiries.
- Scheduling and conducting apartment/townhome showings.
- Presenting community features, amenities, and benefits to prospective tenants.
- Following up with prospective residents.
- Assisting with rental applications and leasing documentation.
- Maintain strong occupancy levels through proactive marketing and relationship management.
- Conduct move-in and move-out inspections.
- Complete tenant orientation and ensure residents understand community standards and procedures.
- Maintain accurate tenant records and leasing information.
On-Site Office Management
- Maintain regular office hours and provide on-site accessibility for residents and prospective tenants.
- Manage daily administrative operations, including:
- Resident communications.
- Work order tracking.
- Lease documentation.
- Tenant records.
- Property correspondence.
- Maintain professional records and reports for ownership and management.
- Coordinate communication between residents, contractors, and GS Homes management.
Property Appearance & Community Standards
- Take ownership of the overall appearance and presentation of the Refinery District community.
- Conduct regular site walks to identify:
- Cleanliness issues.
- Landscaping concerns.
- Garbage and recycling concerns.
- Safety hazards.
- Maintenance requirements.
- Coordinate and oversee site cleanliness initiatives.
- Perform minor site clean-up duties when required to maintain a high standard of appearance.
- Ensure common areas and shared spaces are maintained to GS Homes standards.
Maintenance Coordination & Minor Repairs
- Respond to basic maintenance requests and coordinate solutions.
- Complete minor repairs and maintenance tasks where appropriate, including:
- Minor plumbing fixes.
- Changing filters.
- Basic appliance troubleshooting.
- Touch-up painting.
- Minor repairs and adjustments.
- General upkeep tasks.
- Create and track maintenance work orders.
- Coordinate with GS Homes maintenance teams and external contractors.
- Follow up to ensure repairs are completed satisfactorily.
- Identify recurring maintenance issues and report recommendations.
Safety & Community Compliance
- Promote a safe, clean, and respectful living environment.
- Monitor property conditions and report safety concerns.
- Assist with emergency situations and coordinate appropriate responses.
- Ensure residents comply with community rules, lease agreements, and property standards.
- Maintain confidentiality regarding resident information.
Relationship Management
- Develop positive relationships with:
- Residents.
- Contractors.
- Service providers.
- GS Homes management team.
- Represent GS Homes professionally and maintain the company's reputation for quality and service.
- Provide feedback and recommendations to improve resident experience and operational efficiency.
Qualifications & Experience
The ideal candidate will possess:
- Previous experience in residential property management, hospitality, customer service, leasing, or building operations.
- Strong communication and interpersonal skills.
- Excellent organization and administrative abilities.
- Ability to work independently and take ownership of responsibilities.
- Strong problem-solving skills and a proactive attitude.
- Basic maintenance and repair knowledge is an asset.
- Ability to manage multiple priorities in a fast-paced environment.
- Professional, friendly, and customer-focused approach.
- Valid driver's license is preferred.
