Position Overview
The Project Manager, M&E is responsible for the leadership, coordination, execution, and delivery of multifamily residential construction projects with a primary focus on mechanical systems, plumbing systems, fire suppression systems, contractor coordination, schedule adherence, and site operational performance.
The role oversees project planning, trade sequencing, financial management, consultant coordination, municipal permitting, and construction execution while ensuring compliance with Alberta building codes, occupational health and safety legislation, environmental regulations, and company quality standards.
The Project Manager reports to the Director, Construction Projects. The position works closely with Site Superintendents, Assistant Site Superintendents, subcontractors, consultants, municipalities, and ownership representatives to ensure projects are completed safely, on schedule, within budget, and to required quality standards.
Key Responsibilities
Project Execution & Oversight
- Collaborate with the Director, Construction Projects, Project Coordinator, and other team members to ensure seamless project execution.
- Lead multifamily residential construction projects from pre-construction through occupancy and closeout.
- Develop and maintain project execution plans, schedules, procurement sequencing, and construction methodologies.
- Coordinate mechanical, plumbing, and fire suppression scopes with structural, architectural, civil, and electrical works.
- Review construction drawings, specifications, shop drawings, RFIs, change order, submittals, and consultant instructions as well as adherence to scope of work and schedules.
- Ensure alignment between design intent and field execution.
- Coordinate turnover, commissioning, deficiency resolution, and warranty activities.
- Oversee subcontractors, schedules as they relate to quality, and safety compliance.
- Contribute to the development and implementation of construction methodologies and design.
- Identify and resolve on-site issues efficiently to maintain project timelines and budgets.
- Plan to proactively address potential challenges and coordinate project phases.
Leadership & Communication
- Lead by example in health, safety, and environmental protection on-site.
- Maintain open communication with project teams, stakeholders, and senior management.
- Track daily productivity and forecast schedule impacts.
- Promote collaboration, accountability, and professional growth across project teams.
- Ensure all site activities align with project goals and company standards.
- Manage conflict professionally, addressing challenges in a constructive and solution-focused manner.
Health, Safety, Environment and Quality Compliance
- Maintain adherence to building codes, safety regulations, and construction best practices.
- Oversee installation and coordination of:
- HVAC systems
- Plumbing infrastructure
- Hydronic systems and mechanical equipment installations
- Gas systems
- Fire suppression systems
- Ensure work meets or exceeds quality standards through proactive oversight and inspections.
- Ensure systems are installed in compliance with the Alberta Building Code; National Plumbing Code of Canada; NFPA standards; Municipal requirement; Engineering Specifications
- Lead and coordinate subcontractors’ inspections, testing, balancing, commissioning, and occupancy approvals.
- Coordinate contractor sequencing to minimize delays, rework, and site congestion.
- Identify and report schedule risks as well as implement mitigation strategies.
- Conduct weekly subcontractor coordination meetings and job progress reviews.
- Support the team in reviewing construction drawings, submittals, and specifications.
Qualifications
- A background in Mechanical Engineering.
- 5+ years of experience.
- Experience in the construction industry, preferably in Alberta.
- Strong knowledge of construction methods, building codes, and best practices.
- Familiarity with workplace safety procedures and regulations; a valid first aid ticket is an asset.
- Ability to anticipate constructability issues in complex situations and create solutions.
- Strong conflict resolution and leadership skills.
- Highly organized with the ability to manage multiple priorities effectively.
- Excellent communication skills and a collaborative mindset.
- Canadian experience preferred but not compulsory.
