Job Title: Marketing Specialist
Location: Kingston, ON
Company: Patry Group of Companies
About Us:
The Patry Group of Companies is a diversified, family-owned organization based in Kingston, Ontario, with operations spanning construction and development, residential and commercial property management, and luxury hospitality properties. We build, manage, and host—and we do it with a standard of quality that runs across every division. As we continue to grow across these complementary lines of business, we’re investing in marketing as a strategic function that supports each brand under our umbrella.
The Role
We’re hiring a technically strong, AI-fluent Marketing Specialist to lead the day-to-day execution of marketing across our group of companies. This is a hands-on role for someone who is equally comfortable inside Google Ads, Meta Business Suite, and a CRM as they are in Canva, the Adobe Suite, or an AI assistant. You’ll plan and run paid and organic campaigns, build content, measure what’s working, and use AI tools to move faster and smarter every day. No coding is required, but you should be analytical, curious, and unafraid of dashboards, pixels, and data.
Key Responsibilities Paid Media & Digital Advertising
- Google Ads ecosystem: plan, launch, and optimize Search, Display, Performance Max, and YouTube campaigns; manage keywords, audiences, budgets, and conversion tracking.
- Meta advertising: build and manage campaigns in Meta Business Suite and Meta Ads Manager across Facebook and Instagram, including audience targeting, creative testing, and budget pacing.
- LinkedIn Campaign Manager: run B2B campaigns to support commercial property, construction, and partnership initiatives.
- Tracking & attribution: configure and maintain Meta Pixel, Conversions API, Google Tag Manager, and conversion events; ensure clean data flows between properties, ads, and CRM.
Analytics, Reporting & Optimization
- Own GA4, Google Search Console, and platform-level reporting; build dashboards and turn data into clear recommendations for leadership.
- Run structured A/B tests on creative, copy, audiences, and landing pages; document learnings and apply them across campaigns.
- Contribute to the annual marketing budget and own day-to-day management of ad and marketing spend — forecast, allocate, pace, and reconcile spend across platforms and divisions.
- Report on ROI, cost-per-lead, and cost-per-acquisition by division (construction, property management, hospitality), and recommend where to shift spend.
- Monitor SEO performance across our web properties and Google Business Profile listings, and recommend improvements based on data.
AI-Driven Marketing (Required)
AI is a core part of how we work. You will be expected to research, test, and use AI tools every day to do better work, faster.
- Research — stay on top of new AI tools, models, and use cases relevant to marketing, design, and analytics; bring forward what’s worth adopting.
- Test — pilot new AI tools and workflows in real campaigns, measure the impact on output quality and turnaround, and decide what stays.
- Use daily — work fluently with ChatGPT, Claude, Gemini, and similar tools for content drafting, ad copy, research, audience analysis, briefs, and reporting.
- Use AI design tools (e.g., Canva Magic Studio, Adobe Firefly, Midjourney) to accelerate visual production while protecting brand quality.
- Build and refine prompt libraries, templates, and repeatable AI workflows for the marketing function.
- Experience with marketing automation platforms (e.g., Zapier, Make, n8n, or similar) to connect tools, automate reporting, and reduce manual work is strongly preferred.
Content, Design & Brand
- Produce on-brand graphics, social posts, ad creative, presentations, and print collateral using Canva, Adobe Creative Suite (Photoshop, Illustrator, InDesign), and CapCut or similar video tools.
- Plan, shoot/edit, and publish short-form video for Instagram, Facebook, TikTok, and YouTube where appropriate.
- Maintain distinct brand voices and visual standards for each division (construction, property management, luxury hospitality).
- Write clear, conversion-focused copy for ads, landing pages, email, and signage.
Organic Social & Community
- Manage and grow our presence on Facebook, Instagram, LinkedIn, and other relevant platforms; plan, schedule, and publish content using a social management tool of your choice.
- Monitor comments, reviews, and messages; coordinate timely, on-brand responses.
- Track trends and competitor activity and adapt content strategy accordingly.
CRM, Email & Lead Nurture
- Build and send email campaigns and newsletters using HubSpot, Mailchimp, or a similar platform.
- Maintain clean lists, segments, and basic automation flows (welcome, follow-up, re-engagement).
- Work with sales and property teams to ensure leads flow cleanly from ads and forms into the CRM.
Local & Physical Marketing
- Manage Google Business Profile listings for each location, including posts, photos, hours, and review responses.
- Coordinate print materials, brochures, signage, branded merchandise, and event collateral with internal stakeholders and external vendors.
Strategy, Projects & Partnerships
- Develop and execute marketing plans for new builds, leasing campaigns, hospitality bookings, and partnership launches.
- Run marketing projects end-to-end: timelines, budgets, stakeholders, and deliverables.
- Build relationships with vendors, agencies, and B2B partners to support co-branded initiatives.
Qualifications Required
- Bachelor’s degree in Marketing, Business, Communications, or a related field (equivalent experience considered).
- Minimum 3 years of hands-on marketing experience, including direct ownership of paid digital campaigns.
- Demonstrated proficiency with: Google Ads, GA4, Google Tag Manager, Search Console, and Google Business Profile.
- Demonstrated proficiency with: Meta Business Suite, Meta Ads Manager, Meta Pixel, and Conversions API.
- Working knowledge of a CRM / email platform (HubSpot, Mailchimp, or similar).
- Proficiency in Canva and Adobe Creative Suite (Photoshop, Illustrator, InDesign); comfort with short-form video tools such as CapCut.
- Daily, fluent use of AI tools (ChatGPT, Claude, Gemini, or similar) for content, research, and analysis.
- Strong analytical mindset — comfortable interpreting metrics, building reports, and making data-driven recommendations.
- Excellent written and verbal communication; sharp attention to detail.
Preferred
- Background in real estate, multifamily, property management, construction, or hospitality marketing.
- Experience with Yardi (SaaS) or similar property management platforms.
- Experience with LinkedIn Campaign Manager and B2B lead generation.
- Experience with marketing automation platforms (Zapier, Make, n8n, HubSpot workflows).
- Experience with AI design tools (Canva Magic Studio, Adobe Firefly, Midjourney).
- Familiarity with SEO tools (SEMrush, Ahrefs, Moz) and basic on-page SEO.
- Photography or videography skills.
Who You Are
- Creative at your core — you bring fresh ideas to campaigns, content, and visuals, and you have an eye for what makes work stand out across very different brands.
- A self-starter who takes ownership and moves projects forward without waiting to be asked.
- Comfortable juggling multiple brands and divisions with different audiences and tones.
- Curious about tools — you try the new one, learn it quickly, and bring it to the team if it works.
- Organized, deadline-driven, and calm under pressure.
- A clear communicator who can present ideas and results to non-marketing stakeholders, including ownership.
What We Offer
- Competitive salary and benefits package.
- Real ownership of the marketing function across a diversified, growing group of companies.
- Budget and support to invest in modern tools, including AI platforms.
- Professional development and growth opportunities.
- A collaborative, family-business culture with direct access to leadership.
