About the Role: As a Union Building Operator, you will be responsible to ensure the efficient operation and maintenance of mechanical, electrical and plumbing equipment and systems for the assigned property.
This job is part of the Engineering and Technical Services job function. You will be responsible for providing support, preventive maintenance, monitoring & adjusting equipment via BAS and other systems. This position will be an 8-hour day shift. Time to be determined. Monday to Friday.
8-hour day shift from 8am to 4pm Monday to Friday
What You’ll Do: • Attend tenant calls primarily relating to Heating, Ventilation & Air Conditioning (HVAC), will also include mechanical or electrical issues, review and approve tenant permit requests and other customer inquiries in a timely fashion. • Inspect and maintain all mechanical equipment, and the reporting of any operational or mechanical deficiencies for repair, including taking equipment temperature and pressure readings. • Monitor and operate building environmental systems to ensure proper operation including troubleshooting and programming of automation system controls. • Maintain heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, etc. • Perform preventive maintenance functions including but not limited to, water treatment, filter replacements, belt replacement, painting, draining and filling various systems for repair or modification. • Verify field conditions and perform any necessary repairs or adjustments. • Repair doors, ceilings, hand railings, floors and other general repairs, adjustments, and installations throughout the property. • Perform repairs to plumbing fixtures. This includes water closets, urinals, flush valve assemblies, lavatories, etc. • Inspect engine room equipment, fan room equipment, cooling tower, all motors, electrical rooms, back-up generators, fire pumps, sump and ejector pumps. • Replace lamps, light fixtures, reinstall or replace signage. • Document and report activities to supervisor. • Monitor and test Life Safety systems to ensure that all equipment is fully functional and in good operational order. • Respond immediately to emergency situations. This includes and is not limited to fire, flood, evacuation & equipment failure. • Complete all required Safety Training as scheduled. • Take manual meter readings monthly to record and document consumption of utilities by tenants and building systems. • Apply knowledge of standard principles and techniques/procedures to accomplish complex assignments and provide innovative solutions. • Coach others and share in-depth knowledge of their own job discipline and broad knowledge of several job disciplines within the function. • Lead by example and model behaviors that are consistent with the company’s values. Foster a collaborative environment to achieve agreement through consensus. • Follow Health & Safety policies for all tasks. • Impact a range of customer, operational, project or service activities within own team and other related teams. • Work within broad guidelines and policies. • Explain difficult or sensitive information. What You’ll Need: • High School Diploma, BES class 1 & 2, GED, or trade school diploma with 5 plus years of job-related experience. In lieu of a diploma, a combination of experience and education will be considered. • Meet the physical requirements of this role including stooping, standing, walking, climbing stairs/ladders, and the ability to lift/carry heavy loads of 50 lbs. or more. • Ability to exercise judgment based on the analysis of multiple sources of information. • Willingness to take a new perspective on existing solutions. • In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc. • Organizational skills with an advanced inquisitive mindset. • Must have experience with Deep Lake cooling system. • Must understand the Operation and Maintenance routine of HVAC and Life Safety equipment, as well as Chemical Water Treatment theories and practices. • Must have basic electrical knowledge to troubleshoot control circuits and electrical problems. • Must be able to work with power tools and possess a hands-on mechanical skill set. • Must be able to read blueprints. • Must have the ability to use multitude of App software and continue to evolve as software upgrades.

The pay range for this position is subject to an applicable Collective Bargaining Agreement. The negotiated rate for the Union Building Operator position is $81,764.80 annually [or $39.31 per hour].
