Job Summary
The Avison Young Associate Program has been designed to provide Associates with the skills necessary to become professional commercial real estate agents. The Associate is gradually introduced to a variety of situations they will be required to handle professionally and competently once they become a salesperson. The educational and licensing courses provide the Associate with the basic tools required to be a licensed real estate agent, while the knowledge of Avison Young’s highly experienced Principals, and senior staff will provide the necessary environment and mentoring to enable the Associate to become a knowledgeable, professional and successful Avison Young Commercial Real Estate Associate.

Essential Duties
· Assist Senior Agents and Principals as required guiding clients through the complex sale and leasing process of their properties including pricing, marketing, advertising, sales strategy, property tours, offer negotiations, offer generation, managing the clients’ expectations through market feedback, managing the due diligence process and overseeing closing the transaction.
· Cultivate and maintain strong relationships while providing a high level of service to property owners, investors, developers, and key industry stakeholders to expand the office’s network.
· Generate new prospects through meetings, telephone, luncheons, presentations, organized events and being active in the community.
· Fulfil all marketing duties including, but not limited to, promoting properties, arranging viewings, and developing advertising materials in cooperation with the Marketing Coordinator.
· Travel to offsite meetings and properties.
· To be punctual and prepared for all client meetings, local office meetings, and scheduled phone calls.
· Perform thorough market analysis and property valuations to assist clients in making informed, profitable decisions.
- Conduct market demographic, population, and environmental studies and present information to the buyer or seller to aid in their decision-making process.
- Build relationships with clients to the level of “Trusted Advisor” to impact the sales process and build long term relationships.
- Assist other Avison Young personnel in meeting the Company’s needs as required and only where the Principal and Senior Agents approve such assistance.
- The Associate will have an active role in helping with Avison Young’s expanding CRM system. Avison Young also maintains a real estate CRM database program to track activities of buildings, tenants, and ongoing transactions. The Associate will be responsible for assisting in the maintenance of this database.
Job Requirements
· Active Manitoba Real Estate License preferred but may be attained during course of employment. Avison Young encourages and supports enhancing commercial real estate knowledge through optional courses.
· Class 5 Driver’s License
· University or College degree required
· Minimum 2 years of experience in a busy sales, customer service, hospitality, marketing or entrepreneurial related field/industry. Real estate experience preferred but not required.
· Strong command of the English language with the ability to write reports, business correspondence, and format presentations in a professional manner.
· Experience with Adobe In-design preferred
· Strong networking and interpersonal skills with the ability to connect with a variety of personalities and a desire to innovate around the client experience.

- A highly analytical mindset with the ability to interpret complex market data, trends, and financial metrics, providing clients with strategic insights to help them make informed decisions and capitalize on opportunities.

Accountabilities
· This position works with minimal oversight and is largely self-driven.
· Accountable to the Brokerage Team as a productive and active member.
· Accountable to all clients and customers as their representative.
· Accountable to all professional standards and codes of conduct as described by the Manitoba Real Estate Association.
Work Environment

· This is a full-time in-office position, Monday to Friday, 9am to 5pm.

Salary
· The Associate operates as an employee on a fixed salary for two, one-year terms at a salary in the range of $35,000 - $40,000 per annum depending on their qualifications.
· The Associate then operates as a commissioned employee and income for the position is commission-based for any subsequent terms thereafter.
· Avison Young Manitoba provides eligible employees with an opportunity to enroll in a variety of benefit programs, generally including health, vision, and dental insurance, life, and disability insurance programs, and paid and unpaid time away from work.
· The Associate can opt out of the fixed salary at any time to switch to a commissioned employee if it appears more profitable for them to do so.
