GreenBirch Capital is an industry leader in brokering commercial, multifamily, and construction mortgages across Canada. We are searching for our next great Vice President Commercial Mortgage Origination. We are searching for excellent candidates across the country for a remote or in office role.
The candidate must have a minimum of 10 years of direct commercial mortgage lending or brokerage experience, including a minimum of 3 years in a sales or business development role.
This opportunity can be fully remote or in-office based on the candidate’s preference, offering flexibility for the right independent contractor. We are also open to exploring the possibility of opening an office in the successful candidate’s region.
You will work with a high-performing team of underwriters and funders, providing a strong platform to generate significant sales volume. Your role will include reaching out to prospects, taking client meetings, structuring new commercial mortgage opportunities, reviewing CMHC and/or lender presentation packages, liaising with CMHC and/or lenders, and overseeing the funding process. Additionally, you will foster relationships with clients, lenders, and the internal team.

The successful candidate will be expected to bring their own client book or will build a new client book with GreenBirch.
This role offers a highly competitive commission-based compensation structure. Earning potential is expected to range annually between $325,000 and $375,000 within the first 12-18 months, based on commissions, with unlimited upside potential.
Profile Of Education & Experience
- Required: Minimum of 10 years of related work experience in a commercial, multifamily or construction real estate role such as commercial mortgage lending or brokerage
- Required: You also must have a minimum of 3 years of direct experience with CMHC multifamily mortgages
- Ideally: Minimum of 5 years in progressive leadership roles
- Ideally: Familiarity with various commercial real estate asset classes and mortgage types (construction, bridge and term)

A Day In The Life
Prospecting
- Reaching out to warm and cold prospects, and leads, to offer services
- Building and strengthening relationships with centers of influence and commercial mortgage lenders
- Attending and/or speaking at Real Estate Conferences, Forums, Tradeshows etc.
Initial client meetings
- Take initial client meetings to learn about clients’ needs, potential alignment with the services that GreenBirch offers, and to establish trust, credibility and rapport, with clients
Evaluate new loan opportunities
- Structure and analyze mortgage opportunities based on the investment criteria of over 300 sources of mortgage capital available to GreenBirch Capital
- Evaluate the quality of the mortgage investment through analysis of operating statements, rent rolls, financial statements, market data, third party engineering reports, and appraisals
- Work with the analyst team to prepare proformas, budgets, cash-flow models, and project specific underwriting
- Work with analyst team to create financing proposals based on the analysis above
Underwriting
- Liaise with the Borrower and the GreenBirch Analyst/Admin team to gather all of the documents required for loan submission
- Guide the Analyst Team through the preparation of the Mortgage Investment Brochure and Review the completed product to ensure clarity, completeness and accuracy
Marketing
- Work with principal broker, or independently, to identify capital sources which best fit the loan requirements
- Reach out to capital sources to pitch deals and respond to questions that arise
- Work with analyst team to organize and present quotes to the client as required
Loan Approval Process
- Liaise with Lenders and/or CMHC to obtain CMHC approval (where applicable)
- Liaise with the Borrower, Lender and third parties to obtain approval and commitment letters
- Review all third-party reports to ensure consistency in the mortgage application (appraisals, BCA’s, environmental, etc.)
- Review Commitment Letters relative to executed Term Sheets/Letters of Intent for the Mortgage Originator
Funding & Loan Draws
- Work with the Funding Team to oversee the funding process
- Liaise between Borrowers, Lenders and third parties to help close the deal
- Work with cost consultants for budget review and loan draws (as required)
Relationship Building
- Build and maintain relationships with lenders and other third parties involved in the commercial mortgage process
