ABOUT THE ROLE
We are hiring a Full-Time Licensed Leasing Sales Representative to support a new rental lease-up at 395 Park Road. This is an on-site, front-facing leasing role for someone who is confident with prospects, organized with follow-up, comfortable working in a CRM, and motivated by helping convert qualified inquiries and walk-ins into completed applications and leases.
This person will be the main sales-focused member of the leasing office team. They will work alongside part-time leasing office support staff and coordinate closely with property management. The leasing office team will be responsible for prospect handling, showings, CRM notes, tenant information profiles, application/package coordination, and follow-up. Actual lease agreement preparation will be handled by property management.
This role is best suited to someone who enjoys sales, people, organization, and a busy leasing environment. The successful candidate should be professional, responsive, and comfortable taking ownership of the leasing pipeline from initial inquiry through to application coordination.
COMPENSATION AND COMMISSION SUMMARY
The compensation package is intended to provide a stable base salary with additional earning potential tied to completed leasing results. The expected base salary range is $42,000–$45,000 per year, depending on experience.
In addition to the base salary, the role is expected to include a lease-based commission or incentive. The proposed commission range is approximately $125–$175 per completed lease. The final commission structure will be confirmed in the offer and employment agreement.
Commission or incentive payments would only be payable on completed leases that meet the company’s conditions. This may include the lease being approved, the required file being complete, the tenant proceeding as required, and the company receiving its commission or payment on that lease. The purpose of the commission structure is to reward successful leasing activity while keeping the compensation plan fair and sustainable for the company.
A project or team milestone bonus may also be considered, depending on final company approval and project performance. If offered, any milestone bonus would be based on achieving a defined lease-up target and would not be guaranteed compensation.
ANTICIPATED SCHEDULE
This is an on-site role with weekday, evening, and weekend coverage. The anticipated schedule is approximately 40 hours per week. The current expected schedule is Monday and Tuesday from approximately 10:30 a.m. to 7:00 p.m., Thursday and Friday from approximately 9:30 a.m. to 6:00 p.m., and Saturday from approximately 9:00 a.m. to 5:30 p.m. Wednesday and Sunday are expected to be off days.
The schedule may be adjusted slightly based on office traffic, appointments, and operational needs. Saturday availability is required.
RESPONSIBILITIES
The Full-Time Licensed Leasing Sales Representative will manage the prospect experience from first contact through application coordination. This includes greeting prospects, responding to inquiries, booking and conducting showings, explaining available suites and approved rental information, following up with leads, and keeping accurate records in the CRM.
The role also includes preparing and reviewing tenant information profiles for completeness, coordinating application packages, updating daily leasing activity, reporting on traffic and lead conversion, and working with property management to ensure approved files move forward efficiently.
The successful candidate will be expected to support lease-up goals, maintain consistent follow-up, track prospect activity, and help create a professional and organized leasing office experience.
QUALIFICATIONS
A valid Ontario real estate registration/licence is required for this role. Leasing, sales, or real estate experience is strongly preferred, and residential rental leasing experience is considered an asset.
The ideal candidate will have strong customer service skills, professional communication, good organization, and comfort using CRM or office systems. They must be able to manage multiple prospects, applications, and daily priorities while maintaining accurate notes and follow-up.
Availability for the proposed schedule, including Saturdays and some evening hours, is required.
