About Us
Antilia Homes is an Ottawa-based property development and construction company focused on repeatable multifamily housing, infill development, and modular construction. We are not looking for someone to simply draft what they are told. We are looking for an architect who can help us build a repeatable housing product platform: efficient layouts, practical construction details, permit-ready drawings, modular coordination, and buildings that can be improved and repeated across multiple sites.
This role is best suited for someone who has real ownership experience. We are specifically looking for someone who has taken Ontario residential or multifamily projects through the full cycle, from early design and zoning/code review, through permit drawings, City comments, consultant coordination, construction support, site issues, deficiencies, and occupancy.
Important OAA / Certificate of Practice Note
Antilia intends to establish and operate under the appropriate OAA Certificate of Practice framework in accordance with OAA requirements. The successful candidate may be involved in helping set up and operate this professional practice structure, including appropriate supervision, sealing procedures, consultant coordination, professional standards, and compliance with OAA rules.
What You Will Do
- Lead architectural design for small and mid-sized multifamily residential projects.
- Develop repeatable building models for infill, modular, and conventional construction.
- Prepare, review, and manage permit drawing packages.
- Coordinate structural, mechanical, electrical, civil, energy, and other consultants.
- Review zoning, Ontario Building Code, fire separation, exiting, accessibility, energy, constructability, and modular constraints.
- Respond to City permit comments and help drive permit applications to approval.
- Support construction with practical solutions, site clarifications, RFIs, design revisions, and deficiency resolution.
- Help improve our internal architectural standards, details, Revit templates, checklists, drawing review process, and permit submission process.
- Work directly with ownership and construction leadership to make designs buildable, repeatable, efficient, and financially viable.
- Help bridge the gap between design intent, modular manufacturing constraints, site realities, budget, and schedule.
What We Are Actually Looking For
We are not looking for someone who only worked on portions of large projects under a senior architect.
We are looking for someone who can demonstrate that they have personally owned meaningful parts of the process, including:
- Leading permit drawing sets
- Coordinating consultants
- Responding to municipal review comments
- Resolving Ontario Building Code issues
- Issuing drawings for permit and/or construction
- Supporting construction after permit issuance
- Seeing projects through to completion, occupancy, or substantial completion
Required Qualifications
- Licensed Architect in Ontario
- Strong knowledge of Ontario Building Code and Ontario municipal permit processes.
- Proven experience with residential, small multifamily, mid-rise, infill, modular, or repeatable housing projects.
- Advanced Revit ability, including creating, managing, and improving families, templates, details, and drawing standards.
- Ability to independently review a building and identify problems before they become permit, construction, or cost issues.
- Strong written and verbal communication.
- Practical, construction-aware mindset.
- Ability to work directly with ownership, consultants, site staff, trades, municipalities, and modular suppliers.
Strong Preference For Candidates With
- Experience stamping or directly managing Ontario permit drawing packages.
- Experience with 3 to 6 storey residential, Part 3 buildings, Part 9 multifamily, stacked townhomes, apartments, or modular buildings.
- Experience with volumetric modular or panelized construction.
- Experience developing repeatable building models, standard details, and productized housing systems.
- Experience taking projects from concept to permit to construction to occupancy.
- Ability to improve systems, not just complete one-off drawings.
This Role Is Not A Good Fit If
- Your experience is mostly drafting markups from senior architects.
- You have only worked on isolated project phases and have not carried responsibility across the project lifecycle.
- You need heavy supervision to interpret code, zoning, constructability, or consultant issues.
- You are uncomfortable working directly with ownership and construction teams.
- You prefer pure design work with little involvement in permits, coordination, construction, or practical problem solving.
