Orin Property Management Group Inc. is seeking a service-driven, hands-on, full-time Building Manager to support the day-to-day operations of residential rental units in the West End of Vancouver. This role is ideal for someone who takes pride in maintaining clean, secure, and well-run properties, enjoys working with people, and can confidently coordinate contractors and handle building priorities as they arise.
This roles is typically Monday-Friday with flexibility for after-hours emergencies as required.
About the Role:
The Building Manager is the primary on-site point of contact for resident service requests, building operations, and emergencies. Working closely with the Property Manager, you will help ensure the property is well maintained, secure, and operating smoothly—while delivering excellent customer service and supporting building standards and policies.
Key Responsibilities:
Building Operations, Cleanliness & Maintenance
- Complete daily building walk-throughs to monitor cleanliness, safety, and maintenance needs in common areas, parking areas, exterior grounds, and amenity spaces.
- Perform routine maintenance and minor repairs such as replacing lights/ballasts, basic painting/touch-ups, drywall patching, and basic troubleshooting.
- Power washing and seasonal tasks (snow/ice removal as required).
- Coordinate and supervise trades/contractors on-site for specialized repairs and services; ensure work is completed safely and to standard.
- Support preventative maintenance by assisting with routine checks and service schedules for building equipment and systems.
- Clean high-touch, high-traffic areas as needed.
Security & Safety
- Support building security systems and access controls (fobs, enter-phone codes, cameras, etc.).
- Assist with regular safety checks and inspections; report hazards and incidents promptly.
- Respond to emergencies and support first responders when required.
Tenant Relations & Community Support
- Act as the main on-site contact —handling requests, concerns, and conflict resolution professionally and promptly.
- Assist with delivering notices and supporting rule/policy compliance.
- Promote a respectful community environment and contribute to a positive resident experience.
Suite Turnovers & Leasing Support
- Support move-ins/move-outs including scheduling elevator bookings (if applicable), move coordination, and turnover support.
- Coordinate turnover tasks such as cleaning, minor repairs, and painting as needed.
- Assist with suite showings, applications, and leasing support as required.
Administrative, Reporting & Audits
- Maintain clear communication with the Property Manager and document incidents, maintenance activities, and building issues.
- Manage supplies and inventory for building operations.
- Handle emails, basic reporting, and administrative tasks using standard office tools.
- Assist head office with conducting routine tenant parking, storage, and other related audit items.
Other duties as assigned.
Ideal Candidate:
- Experience in building management, facilities, maintenance, customer service/hospitality, leasing, or a related role is an asset.
- Hands-on general maintenance skills (painting, minor repairs, basic troubleshooting, cleaning/pressure washing).
- Comfortable coordinating contractors and following up to completion.
- Strong interpersonal and communication skills; calm and professional under pressure.
- Strong organization, ability to prioritize, and attention to detail.
- Proficient with email and basic computer tools (Microsoft Office or similar).
- Ability to respond to after-hours emergencies on occasion.
- Successful completion of a criminal record check is required.
- Knowledge of the BC Residential Tenancy Act is an asset.
What We Offer:
- Salary range: $65,000–$70,000 per year
