Job Description:
Reporting to the General Manager, CEO, and Assistant General Manager, the Maintenance Worker works to ensure smooth operations in all Biomed buildings by maintaining equipment, buildings, machines, and other essential operational tools. The Maintenance Worker also assists the Mechanics to maintain the Biomed fleet.
Job Duties:
The Maintenance Worker is responsible for performing overall maintenance duties for the Biomed fleet, buildings, property, and other forms of Biomed-owned equipment. Job duties of the Maintenance Worker include, but are not limited to:
1) In-floor heat boilers: Ensure the in-floor heat boilers are on during the winter months and off during summer months
- During the winter, the boilers need to be checked every morning to ensure they are on, running properly, maintained, valves are open, and water is running through tubing.
- Ensure that management is always aware of current boiler operational status
- Add heat transfer fluid to the system as necessary to maintain operation
- Ensure the air intake and exhaust on the outside of each building are not iced over during winter months
- Notify management immediately and make arrangements with a maintenance company should the boiler stop running
- Maintain a detailed service log of everything that you do to each boiler with dates, times, parts used, communication and associated costs
2) Boilersmith boilers: Ensure Boilersmith boilers are always maintained and operational to run the H-65 and H-100 units
- Start up Boilersmith boilers every morning following the standard operating procedure
- Notify management immediately and make arrangements with a maintenance company should the boilers stop running
- Maintain a detailed service log of everything that you do to the boilers with dates, times, communication and associated costs
3) Facility and yard maintenance: The Maintenance Worker is responsible for performing a daily walk around of the entire property including all buildings to check the condition of the following:
Aggregate: use the skid steer and front-end loader to spread crushed concrete in the main areas of the yard so that trucks and other vehicles can pass safely without tracking mud into the buildings
Snow removal: shovel and remove snow as required with manual shovels and skid steer/snowplows. Spreading salt on sidewalks and other walkways during winter months.
Lawn mowing/maintenance: using the weed whacker, electric mower, tractor, and weed sprayer to control weeds and grass around the building to maintain a neat appearance.
Pest control: put out mouse poison and traps as necessary both inside and outside the buildings to ensure there are no rodents or insects in the building. Pest control includes gophers, badgers, and other pests as necessary.
Light maintenance: ensure all interior and exterior buildings lights are working properly, change lightbulbs as necessary and keep an inventory and maintenance log of lights/lightbulbs. This includes emergency signs and lighting. Work with management to coordinate electricians to repair lights as necessary.
Other Maintenance Duties:
- Maintain the flag poles as well as the windsock to ensure proper visibility.
- Ensure that eavestroughs are in working order draining water away from the foundation of all buildings.
- Ensure that all overhead doors and man doors are working and in good condition. Perform repairs to man doors and overhead doors as necessary. Notify management if any doors are in need of repair and/or are not operational.
- Ensure Plant 2 mezzanine furnace is operating and perform or schedule required maintenance or repairs as necessary
- Install seasonal air conditioning units in the spring and remove and store these units in the fall/winter. Perform maintenance as required to these units during the summer months.
- Perform various maintenance requests submitted by employees through Work Order & Repairs Forms.
Biomed machinery and equipment maintenance:
- Ensure the H-65 and H-100 units are in full operation, including conveyors, and perform or schedule required maintenance or repairs for these units as necessary. Consult with management and Biomed mechanics when these units are not operating correctly
- Ensure ST-25 Shredder units 1 and 2 (in Plant 1 and Plant 2) are well maintained and working properly. This involves performing regular maintenance checks of these units, working with shredder operators to ensure proper use and daily cleanings, repairing and ordering parts as needed. Consult with Biomed management if these units are not operating properly.
- Perform regular maintenance checks on commercial dishwashers, ensure operators are properly cleaning these units daily, and maintain and repair these units as necessary. Again, consult with management if these units need serious or costly repairs.
Inventory control:
- Communicate regularly with Biomed management and the Inventory Control Clerk about various inventory levels
- This can include, but is not limited to, inventory of tools, various equipment parts, and cleaning and maintenance supplies.
- Maintain detailed maintenance logs for all forms of equipment, facilities, etc. including inventory of parts used/required.
- Other job duties as assigned.
Fleet Maintenance:
- Work with drivers to ensure all trucks in the Biomed fleet are cleaned and maintained regularly, this required communication with drivers, mechanics, and management.
- Notify management and Biomed mechanics of any repairs that need to be done to the fleet
- Make arrangements for regular oil changes and tire maintenance of the Biomed fleet as necessary with local vendors
- Ensure the electric forklifts are charged as necessary. Refill the batteries with water as necessary (at least monthly)
- Maintain detailed logs of all maintenance and other work done on the Biomed fleet
Pay: $18.00-$25.00 per hour
