About the Role
The Licensed Senior Residential Property Manager is responsible for overseeing the day-to-day operations of a high-volume residential portfolio in Vancouver.
Portfolio sizes at Devon Properties are structured to reflect experience level and capability. Junior Property Managers typically manage approximately 450 to 500 units, while Intermediate to Senior Property Managers oversee portfolios ranging from 600 to 700 units.
This is a hands-on leadership role requiring strong industry expertise, sound judgment, and the ability to manage complexity at scale. The Senior Property Manager provides leadership, direction, and mentorship to Building Management staff across multiple properties, ensuring consistent execution of operational standards.
Devon Properties operates with a fully integrated support model. Dedicated leasing, marketing, and property administration teams support leasing activity, advertising, and administrative functions, allowing Property Managers to focus on operations, financial performance, team leadership, and client relationships.
This role maintains strong client relationships, proactively identifies opportunities to enhance asset value, and ensures each property consistently meets Devon’s standards for financial performance, maintenance, compliance, and overall presentation.
What You Will Do
· Oversee the financial performance of a high-volume residential portfolio including budgeting, forecasting, accounts receivable and payable, variance analysis, and monthly reporting
· Support annual budget development and contribute to long term asset planning strategies
· Conduct regular property inspections to ensure operational excellence, compliance, and presentation standards are consistently met
· Provide leadership, mentorship, and direction to Building Managers and on-site staff across the portfolio
· Act as a point of escalation for complex tenant matters, ensuring strong customer service and compliance with the Residential Tenancy Act
· Partner with internal leasing and marketing teams to support occupancy, pricing strategy, and market positioning
· Collaborate with asset managers, owners, and senior leadership on capital planning and value enhancement initiatives
· Analyze market trends and provide strategic recommendations on rents, operations, and portfolio performance
· Oversee vendor and contractor relationships to ensure quality, cost control, and service delivery standards
Qualifications
· Licensed Residential Senior Property Manager with demonstrated experience managing high volume residential portfolios required
· Proven ability to manage complex operations across multiple properties and unit counts in excess of 450 units
· Strong knowledge of residential property operations, maintenance coordination, and lease administration
· Strong understanding of the BC Residential Tenancy Act and applicable legislation
· Experience with Microsoft Office and property management systems such as Yardi and Property Vista
· Strong leadership, communication, and stakeholder management skills
· Highly organized, self directed, and able to operate effectively in a fast-paced environment
· Valid driver’s license and reliable vehicle required
· Flexibility to work outside standard business hours as needed
· Experience with multi family or high-rise residential properties considered an asset
Pay: $90,000.00-$110,000.00 per year
