Position Overview
We are seeking a dependable, skilled, and motivated Traveling Maintenance Technician to join our growing property management and maintenance team. This position involves traveling between multiple residential properties to complete maintenance requests, renovations, repairs, and unit turnover projects while ensuring properties remain safe, functional, and well-maintained for tenants and ownership groups.
The ideal candidate is hands-on, detail-oriented, organized, and experienced in general maintenance, renovations, and residential repair work. This role requires someone who can work independently, manage multiple priorities, and provide professional service across various locations.
Key Responsibilities
1. General Maintenance & Repairs
- Complete assigned maintenance requests efficiently and professionally across multiple residential properties
- Perform drywall repairs, patching, sanding, painting, caulking, and finishing work
- Repair and replace doors, locks, trim, windows, hardware, and closet systems
- Troubleshoot and complete minor plumbing, electrical, appliance, and general building repairs
- Install and repair toilets, faucets, sinks, fixtures, and address minor plumbing leaks
- Perform flooring repairs and installations including laminate, vinyl plank, tile, and carpet
- Conduct preventative maintenance and assist with building system shutdowns when required
- Inspect and replace smoke detectors, air filters, locks, and other safety-related items
- Maintain tools, equipment, and maintenance inventory in safe working condition
- Monitor material usage and communicate supply needs to management
- Assist with exterior maintenance, landscaping, seasonal cleanup, and curb appeal initiatives
2. Unit Turnovers & Renovations
- Complete apartment turnovers and renovation projects within scheduled timelines
- Prepare vacant units for new tenant occupancy according to company standards
- Install cabinetry, countertops, vanities, trim, flooring, doors, and hardware
- Assist with appliance installations and basic plumbing connections
- Maintain clean, organized, and debris-free work areas throughout all projects
- Support tradespeople and contractors with electrical, plumbing, and HVAC-related work as needed
3. Emergency Response & On-Call Support
- Participate in occasional evening, weekend, and on-call emergency rotations
- Respond promptly to urgent maintenance issues to minimize tenant disruption and property damage
- Assist with emergency situations including floods, lockouts, fire alarms, power outages, and safety-related incidents
- Secure buildings, vacant units, and common areas when necessary
- Accurately document emergency repairs, maintenance activities, and required follow-up actions
4. Communication & Team Collaboration
- Minimum 2 years of experience in residential maintenance, renovations, handyman services, or a related role
- Strong knowledge of carpentry, drywall, painting, flooring, plumbing, and basic electrical systems
- Experience safely operating hand tools, power tools, and maintenance equipment
- Basic understanding of HVAC systems and general building maintenance practices
- Strong troubleshooting, problem-solving, and organizational skills
- High attention to detail and ability to work independently with minimal supervision
- Comfortable using smartphones, email, apps, and digital work order systems
- Valid driver’s license and reliable personal vehicle required
- Clean driver’s abstract preferred
- Ability to lift heavy materials and perform physically demanding work
- Flexibility to travel between multiple property locations as required
- Availability for occasional after-hours or emergency maintenance support
Qualifications & Skills
- Minimum 2 years of experience in residential maintenance, renovations, handyman services, or a similar role
- Strong knowledge of general carpentry, drywall, painting, plumbing, flooring, and basic electrical systems
- Experience using hand tools, power tools, and maintenance equipment safely
- Basic understanding of HVAC systems and general building maintenance
- Strong troubleshooting and problem-solving abilities
- Excellent organizational skills and attention to detail
- Ability to work independently with minimal supervision
- Comfortable using smartphones, email, apps, and digital work order systems
- Valid driver’s license and reliable personal vehicle required
