Position Overview

The Property Maintenance Technician will work closely with the Property Administrator to ensure general maintenance and upkeep of all residential and commercial properties under BRCP Inc. In addition, the Property Maintenance Technician will be responsible for answering tenant questions, coordinating with external vendors to assist with maintenance, and resolving any issues that might arise. The Property Maintenance Technician will ensure all living spaces are suitable for tenants and that commercial spaces allow for effective business.

To be successful as a Property Maintenance Technician, you must be a dependable, detail-oriented professional who ensures residential and commercial properties are safe, functional, and well-maintained. With a strong working knowledge of general repairs, preventative maintenance, and troubleshooting, you should confidently handle everything from routine upkeep to urgent issues.

Core Responsibilities

General Maintenance & Repairs: Perform hands-on repairs, including drywall patching, painting, carpentry, installations, and flooring touch-ups.
Systems Troubleshooting: Diagnose and fix minor to intermediate issues with plumbing (e.g., leaky fixtures, clogged drains), electrical systems (e.g., replacing switches, light fixtures, and ballasts), and HVAC units.
Unit Turnovers: Prepare empty apartments or commercial spaces for new occupants, which includes deep cleaning, painting, and fixture replacements.
Emergency Response: Act as the first point of contact for urgent property issues, handling on-call rotations for after-hours emergencies.
Inspections & Compliance: Conduct routine property and safety inspections, ensuring compliance with local building codes, fire codes, and environmental regulations.
Vendor & Inventory Management: Track and order maintenance supplies, and assist the property administrator in coordinating external contractors for major overhauls.
Grounds Upkeep: Maintain exterior areas, including minor landscaping, snow/ice removal, and general cleanliness.

Key Requirements

Knowledge of home repair, such as drywall repair, painting, woodwork, general plumbing repairs, etc.
Previous facility maintenance experience is considered an asset;
Excellent communication, organizational, and problem-solving skills;
Ability to handle multiple properties and priorities simultaneously;
Flexibility, ability to adapt.
Ability to lift up to 50 lb.
Ability to climb stairs and ladders.
Valid G-class driving license
Ability to travel to other properties as needed
Ability to respond to emergencies after-hours, specifically evenings and weekends.

Education:

High school diploma or GED required.
Trade School Certification (preferred).
