Full job description

JOB SUMMARY:

Under the direction of the Environmental Services Manager/Maintenance Coordinator, the Maintenance Assistant is responsible for the overall maintenance and repairs of the Community including equipment in the building and the suites and the cleanliness and upkeep of the grounds.

The Maintenance Assistant is required to perform their duties in a manner consistent with the core values and Sienna’s guiding principles, ensure resident safety, and demonstrate customer service excellence.

RESPONSIBILITIES:

A. General

· Establishes and maintains communications with other departments and works cooperatively in carrying out duties to assure the needs of residents are being met;

· Ensures the privacy and respect for residents is maintained during performance of departmental duties;

· Maintains work area in a clean, orderly, and safe manner and assures proper care and safety in use of tools, equipment and supplies;

· Recommends the purchase of equipment and supplies;

B. Maintenance

· Follows a preventative maintenance program whereby all equipment is inspected and serviced regularly;

· Ensures proper mechanical maintenance of equipment, and repairs to plumbing and electrical systems such as replacing electrical switches, tap washers, belts, lubricating motors, pumps, dampers and associated mechanical equipment;

· Ensures proper and timely completion of typical work such as replacing fuses and light bulbs, repairing call bells, clearing drains, chairs, tables etc., painting and redecorating, replacing tiles and removing garbage;

· Ensures high standards in completing outside work such as gardening, cutting grass, maintaining patio areas, removing snow and sanding or salting as required;

· Performs internal and external painting repairs

· Maintains required records, reports, statistics, preventative maintenance logs, equipment service logs, and repair request books etc., in accordance with policies, procedures and legislative requirements;

· Provide first line support for snow and ice removal during the winter season;

QUALIFICATIONS:

· Knowledge of HVAC equipment, computerized building management systems, electrical systems distribution, fire alarm and sprinkler systems including operation of and testing requirements, emergency diesel generator operations etc.;

· Ability to read, write English and effectively communicate verbal or written instructions for staff;

· Health and Safety Certification (level 1 and 2);

· WHMIS training would be an asset;

Working Conditions:

Non Physical

· Modern facility, temperature controlled, smoke free environment;

· Combination of natural light and fluorescent lighting.

Physical

· Extensive standing and walking;

· Repeated reaching, squatting, kneeling, climbing ladders and scaffolding;

· Lifting alone maximum of 60 lbs.;

· Lifting with assistance 65 – 300 lbs.;

· Pushing / pulling contents that weigh a maximum of 200 – 300 lbs.;

· Maneuvering in restricted space design areas – washrooms, duct cleaning, filter changing etc.;

· Exposure to biochemical agents;

· Exposure to extreme ambient weather conditions when working around equipment and performing routine duties;

· Stress resulting from frequent interruption of routines and emergency situations;

· Able to work in heights to repair or replace items such as lighting;

· Required to be on call.

Pay: $20.87 per hour
