JOB OVERVIEW:
The Commercial Project Director provides strategic leadership and oversight for commercial construction projects from preconstruction through closeout. This role is responsible for driving project performance, ensuring operational excellence, and leading project teams to deliver projects safely, on schedule, within budget, and to the highest quality standards. The Commercial Project Director fosters strong client relationships, manages project risk, and collaborates with internal and external stakeholders to achieve business objectives while supporting the development and success of project personnel.
KEY RESPONSIBILITIES:
Leadership and Development
- Lead, coach and mentor all internal and external project team members to achieve the project deliverables.
- Provide direction and oversight to the project team.
- Oversee career development of team members in line with corporate strategy.
- Develop and/or manage annual performance reviews and regular check-ins.
- Assess needs in conjunction with the team, recommend and support implementation of training, and provide coaching and mentoring as required.
- Foster a culture of open communication and collaboration within and across teams.
Strategic Planning
- Promote, align with, and add value to the Keller corporate strategic vision.
- Determine all resources required to complete assigned projects in accordance with the project commitments.
- Guide the team in the structure and delivery of project bids, budgeting, and other pre-construction services.
- Maintain a current understanding of the external market trends, economic influences, competition and industry innovations to inform strategic direction.
- Engage in business development activities within existing and new client bases, in coordination with the business development leadership.
- Support the Business Development function in the pursuit of new work by providing specific site analysis, methodology, and/or construction strategies as required.
- Represent the company externally to the marketplace. Proactively build and maintain a network of contacts.
Stakeholder Management:
- Once the project has been awarded, manage the client relationship to ensure great experience and client retention.
- Provide preconstruction leadership to the project team, challenging them to deliver value-based design.
- Conduct stakeholder meetings and forums to solicit feedback, input and expectations; incorporate these into project plans.
- Communicate regularly with clients to assess their needs and expectations, to ensure accurate delivery of specifications and manage any issues through to resolution.
- Liaise with client representatives, consultant representatives, subcontractors, and project stakeholders.
Project Scheduling and Execution
- Familiarize the project team with the terms of the proposal and project contract.
- Review and provide input on all draft subcontracts prior to next level review and final execution.
- Ensure all Keller project management systems are adhered to by the project team.
- Support a safety culture that aligns with corporate strategies and core values.
- Support Project Post-Mortems and advise on areas for improvement; make recommendations based on findings.
- Conduct risk analyses, and creation of risk register.
- Meet or beat the project milestones and schedule, including during the pre-design and pre-construction phases of the project.
- Ensure project close-out is completed within agreed timeline, and to the satisfaction of the client.
Financial Management
- Review all project forecasts to ensure the project target margin is achieved or exceeded.
- Closely monitor the activities and billing of third-party workers, such as consultants, contractors, and other specialists.
- Ensures accurate cost-to-complete forecasting, billing accuracy, and cash flow optimization
- Contributes to annual operational planning and departmental budgeting aligned with strategic objectives
- Safety Leadership
- Establish a culture of proactive engagement and dedication towards health and safety.
- Ensure compliance with OH&S regulations and Keller Safety Program.
EMPLOYMENT REQUIREMENTS AND QUALIFICATIONS:
- Degree or diploma in Construction Management, Engineering, or a related field.
- 15+ years project management experience in general construction.
- Previous experience in a supervisory or management role considered an asset.
- Ability to manage projects up to 30+ million in value.
- Strong knowledge of construction processes, contracts, and project delivery methods.
- Experience managing budgets, schedules, and subcontractor coordination.
- Proficiency in project management software (e.g., Procore, MS Project, or equivalent).
