Durham Condominium Corporation No. 27 is seeking an experienced, reliable, hands-on, and professional Live-in Superintendent for a 160-unit condominium townhouse community in Oshawa, Ontario.
The property is arranged in quad-style buildings consisting of 16 sections and 40 common hallways. The Superintendent will play an important role in the day-to-day operation, maintenance, cleanliness, safety, and overall appearance of the condominium community.
The successful candidate will assist with preventative, scheduled, and unscheduled maintenance, housekeeping, property inspections, site safety, contractor coordination, emergency response, record keeping, and general operational support for the Corporation.
This is a hands-on position. The successful candidate must be willing and able to personally perform routine cleaning, minor repairs, preventative maintenance, painting, property inspections, and other day-to-day physical duties associated with maintaining a large residential condominium community.
The role requires initiative and the ability to identify and address routine maintenance matters without requiring constant direction, while promptly reporting significant concerns to Property Management.

Compensation and Benefits
Salary range: $28,000–$36,000 annually, plus accommodation and benefits.
The successful candidate will receive a compensation package that includes:

The starting salary will depend on the successful candidate’s experience, skills, qualifications, and knowledge, with opportunities for salary progression as the Superintendent becomes familiar with the property and demonstrates proficiency in the role.
Key ResponsibilitiesCleaning and Property Maintenance
- Perform routine cleaning and housekeeping throughout the property, including all 40 common hallways and four on-site storage rooms.
- Carry out routine maintenance and general repairs within the scope of the Superintendent’s skills, training, and legal authority, including:
- Light fixture repairs and replacements
- Sanding and painting hallway entry doors, unit entry doors, frames, and related hardware
- Repairing, sanding, and painting Corporation-owned fences
- Minor patching and caulking
- Minor door, lock, and hardware adjustments
- Other similar non-licensed general maintenance and repairs
- Maintain garbage collection areas and ensure waste, debris, and other materials do not accumulate.
- Power wash common-area walls, walkways, and other areas as required.
- Apply spot treatments of sand and/or salt where required and monitor winter maintenance conditions and contractor performance.
- Identify maintenance deficiencies and promptly report items requiring specialized or licensed contractors to Property Management.
- Maintain Corporation-owned tools, maintenance equipment, supplies, and storage areas in a safe, clean, secure, and organized condition.
Property Inspections and Safety
- Conduct regular inspections of the property, including common areas, hallways, exterior areas, garbage areas, lighting, fencing, walkways, and other Corporation-maintained components.
- Proactively identify maintenance requirements before they become larger or more costly problems.
- Identify and promptly report maintenance concerns, hazards, property damage, vandalism, or other deficiencies to Property Management.
- Take reasonable immediate action to secure or protect an area where an urgent safety concern exists, pending further direction or contractor attendance.
- Promptly report leaks, flooding, electrical concerns, fire or life-safety concerns, trip hazards, damaged common elements, vandalism, illegal dumping, pest activity, and other conditions that may affect the safety or operation of the property.
- Support compliance with applicable health and safety requirements and Corporation procedures.
- Promptly document and report accidents, incidents, property damage, emergencies, and significant safety concerns.
Contractor Coordination
- Meet and accompany contractors on site where required.
- Provide authorized access to Corporation areas and assist contractors in locating work areas.
- Monitor and assist with contractors attending the property, including plumbing, pest control, electrical, engineering, snow removal, landscaping, and other service providers.
- Remain reasonably available during contractor attendance when requested.
- Observe contractor attendance and work progress and promptly report concerns, deficiencies, incomplete work, property damage, unsafe practices, or other issues to Property Management.
- Take photographs before, during, and after maintenance or repair work where appropriate and provide updates to Property Management.
- The Superintendent is not responsible for directing the technical work of licensed professionals or contractors unless specifically authorized by Property Management.
Emergency Response and On-Call Requirements
- Respond promptly to emergencies involving Corporation property.
- Assist emergency contractors, first responders, or other authorized personnel with access when required.
- Be available to respond to genuine after-hours emergency situations involving Corporation property.
- After-hours emergency response is intended for urgent situations requiring immediate attention and does not include routine maintenance requests or general owner inquiries that can reasonably be addressed during regular working hours.
- Promptly report significant emergencies and incidents to Property Management in accordance with established procedures.
Owner and Resident Communication
- Communicate with owners, residents, contractors, Board members, and Property Management in a professional, respectful, calm, and appropriate manner at all times.
- Receive owner and resident inquiries and concerns and direct individuals to the appropriate service request, management, or Corporation process.
- Promptly report significant owner concerns, complaints, disputes, maintenance issues, safety concerns, emergencies, property damage, and unusual incidents to Property Management.
- Become familiar with the Corporation’s Declaration, By-laws, Rules, policies, and established procedures as they relate to the Superintendent’s responsibilities.
- Assist with the delivery of first-level notices regarding infractions or violations when directed by Property Management.
- Distribute notices and other Corporation communications to owners and residents as required.
- Foster a respectful, professional, and positive community environment while maintaining appropriate professional boundaries.
- Treat all owners and residents consistently, professionally, respectfully, and without favouritism.
- The Superintendent must not make commitments, promises, approvals, or decisions on behalf of the Corporation, Property Management, or the Board of Directors unless specifically authorized.
Security and Confidentiality
- Monitor security camera feeds, where authorized, and report concerns or incidents in accordance with Corporation procedures.
- Assist with reporting appropriate matters to local authorities or emergency services where required.
- Maintain the confidentiality of owner, resident, Corporation, security, and management information.
- Safeguard all keys, access devices, security information, records, and other Corporation property entrusted to the Superintendent.
- Immediately report the loss, misuse, or unauthorized disclosure of keys, access devices, confidential information, or security-related information.
- Must not provide access to units, restricted areas, records, security footage, keys, or access devices to unauthorized individuals.
- Assist with emergency access to units or Corporation areas only when properly authorized or where required by emergency services.
Records and Reporting
- Maintain accurate maintenance records and provide reports, photographs, and updates to Property Management as required.
- Maintain a daily or weekly work log documenting completed maintenance, inspections, contractor attendance, incidents, outstanding items, and follow-up requirements.
- Maintain records of inspections, maintenance activities, incidents, contractor attendance, and other relevant site matters.
- Provide findings, observations, and feedback to Property Management and, where requested, the Board of Directors.
- Maintain an inventory of Corporation-owned tools, equipment, maintenance materials, keys, access devices, and supplies.
- Ensure Corporation tools and equipment are used safely, properly maintained, and securely stored.
General Responsibilities
- Work independently with minimal day-to-day supervision while following the direction of Property Management.
- Exercise good judgment and promptly seek direction where a matter falls outside the Superintendent’s authority, qualifications, or responsibilities.
- Be familiar with the location of important building and property infrastructure relevant to the position, including water shut-offs, utility areas, electrical equipment, fire and life-safety equipment, and other critical site components.
- Assist with seasonal property operations, including monitoring snow and ice conditions, drainage concerns, landscaping deficiencies, garbage areas, exterior lighting, and other seasonal maintenance requirements.
- Maintain a professional appearance and conduct while on duty and while representing the Corporation.
- Maintain appropriate professional boundaries with owners and residents and avoid becoming involved in personal disputes, Board matters, enforcement decisions, or other matters outside the authority of the Superintendent.
- Perform other reasonable duties related to the operation, maintenance, cleanliness, and safety of the condominium property, as assigned by Property Management and consistent with the nature of the position.
Reporting Structure and Authority
The Superintendent will report directly to Property Management for day-to-day operational direction and will work collaboratively with the Board of Directors.
The Superintendent does not have authority to bind the Corporation, approve expenditures, hire contractors, authorize additional work, make enforcement decisions, or make commitments to owners or residents unless specifically authorized by Property Management.
The Superintendent must follow the established chain of communication and promptly report maintenance concerns, emergencies, contractor issues, owner or resident concerns, and other significant site matters to Property Management.
Work Environment
- Regular working hours are Monday to Friday, 8:00 a.m. to 5:00 p.m., inclusive of applicable meal and rest periods.
- On-call availability is required for genuine after-hours emergencies involving Corporation property.
- The position involves regular walking throughout the property, including stairs, hallways, and outdoor common areas.
- The successful candidate must be able to work outdoors in various seasonal and weather conditions.
- The role is physically active and requires the ability to safely perform routine maintenance and property-related duties.
- Ability to lift up to 50 lbs and safely use basic maintenance tools and equipment is required.
Qualifications and Requirements
- Minimum five years of experience in a similar role or equivalent relevant experience.
- Experience in condominium, multi-residential, building maintenance, or property operations is preferred.
- Demonstrated experience in general repairs, maintenance, or handyman services.
- Basic computer and smartphone skills, including the ability to communicate by email and provide photographs, reports, and maintenance updates to Property Management.
- Valid Ontario driver’s licence and reliable transportation are considered assets.
- Must be bondable.
- Any offer of employment will be conditional upon the successful completion of a criminal background check and satisfactory employment and reference checks.
- Strong written and verbal communication skills in English.
- Professional, respectful, discreet, dependable, and able to maintain confidentiality.
- High degree of diplomacy, integrity, reliability, and sound judgment.
- Ability to interact professionally with owners, residents, contractors, Property Management, Board members, and emergency personnel.
- Reliable, punctual, organized, self-motivated, and capable of prioritizing daily duties.
- Ability to work independently with minimal supervision while recognizing when a matter must be escalated to Property Management.
- Legally eligible to work in Canada.
The Superintendent will not perform electrical, plumbing, gas, or other licensed or regulated trade work unless properly qualified, licensed where required, and specifically authorized to do so.
Training and Certifications
The successful candidate must be willing to obtain and maintain job-related training and certifications reasonably required for the position.
Preference will be given to candidates who already possess relevant trade experience and/or certifications, including:
- First Aid and CPR
- WHMIS
- Working at Heights
- Ontario Worker Health and Safety Awareness training
- Other relevant building maintenance, health and safety, or trade-related training and certifications
Where approved in advance, required job-related training may be arranged or paid for by the Corporation.

Additional Conditions
The successful candidate will be subject to a probationary period.
The successful candidate will be expected to comply with all Corporation policies, workplace health and safety requirements, confidentiality obligations, and reasonable operational procedures.
The Superintendent must disclose any actual or potential conflict of interest involving contractors, suppliers, owners, or residents.
Private work for owners or residents must not interfere with the Superintendent’s duties, regular working hours, or responsibilities to the Corporation and may be subject to Corporation policy and prior approval.
