Full-Time Residential Maintenance Technician

Premium Rentals is looking for a dependable, hands-on Residential Maintenance Technician to help maintain our multi-family residential properties in Beaumont and Spruce Grove.
We are looking for someone who enjoys troubleshooting, working independently and taking ownership of their work. The ideal candidate has broad residential maintenance experience and can assess an issue, determine the likely cause, complete repairs that are within their abilities and recognize when a specialized contractor is required.
You do not need to know how to fix absolutely everything. What is important to us is having someone who is reliable, resourceful, willing to learn, communicates well and takes responsibility for seeing maintenance issues through to completion.
Responsibilities
- Respond to resident maintenance requests and troubleshoot a variety of issues within apartment suites and common areas.
- Communicate directly with residents to schedule maintenance appointments and arrange suite access.
- Complete general plumbing repairs including toilets, faucets, cartridges, drains, shut-off valves, sinks and minor leaks.
- Identify plumbing concerns that require a licensed plumber or other specialized contractor.
- Complete basic electrical troubleshooting involving switches, receptacles, lighting fixtures, breakers and smoke/CO devices within the appropriate scope of the position.
- Troubleshoot household appliances and complete basic repairs where possible, while coordinating appliance technicians for more specialized work.
- Repair doors, locks, hardware, cabinets, countertops, blinds, trim and other interior components.
- Complete drywall, wall and ceiling repairs, patching, caulking, painting and other general finishing work.
- Complete minor flooring, carpentry and general building repairs.
- Install, adjust and re-key locks and door hardware.
- Respond to heating concerns and assist with the operation and maintenance of glycol/hot-water heating systems.
- Check boilers, glycol levels, Axiom tanks, zone valves and related mechanical equipment, and complete minor repairs such as zone valve replacement where appropriate.
- Monitor mechanical rooms, sump pumps and other building equipment and report irregularities or developing concerns.
- Complete preventative maintenance inspections and identify issues before they become larger problems.
- Complete general repairs required during apartment turnovers, including walls, ceilings, paint, flooring, doors, locks, cabinets, blinds, appliances and other deficiencies.
- Move appliances, equipment, supplies and maintenance materials when required.
- Complete minor repairs throughout common areas, parkades and building exteriors.
- Assist with light landscaping, seasonal cleanup and general property upkeep.
- Clear snow and ice from sidewalks, entrances and designated areas during winter months, including travel between properties when required.
- Meet contractors onsite when needed, provide access, explain maintenance concerns and keep the Property Manager or office informed of progress.
- Receive and manage maintenance work orders primarily through Yardi, as well as by email, phone or text when required.
- Update and close work orders with clear notes, photos and details of completed work or outstanding concerns.
- Purchase maintenance materials and supplies as required, maintain receipts and assist with tracking and organizing inventory.
- Follow company safety procedures and maintain a clean and safe work area.
- Perform other general property maintenance duties as reasonably required.
What We're Looking For
- Previous experience in residential property maintenance, construction, renovations, general contracting or a related field.
- Multi-family residential maintenance experience is preferred.
- Broad hands-on knowledge of plumbing, electrical, carpentry, drywall, painting and general building maintenance.
- Experience with boilers, hydronic or glycol heating systems is a strong asset.
- Appliance troubleshooting or repair experience is an asset.
- Strong troubleshooting and problem-solving skills.
- Detail-oriented and able to identify additional maintenance concerns while completing work.
- Reliable, trustworthy and accountable.
- Strong communication skills and comfortable dealing professionally with residents, contractors and management.
- Self-motivated and able to work independently with minimal supervision.
- Resourceful and willing to research, troubleshoot and learn when encountering an unfamiliar problem.
- Able to prioritize maintenance requests and recognize situations requiring urgent attention.
- Organized and able to accurately document work completed.
- Valid driver's licence and reliable vehicle.
- Own basic hand tools. Some specialized and company tools will be provided.
- Ability to safely perform the physical requirements of the position, including using ladders, working in mechanical rooms, parkades and attic spaces, working outdoors in varying weather conditions, and lifting or moving maintenance materials, equipment and appliances when required.
The successful candidate may be required to provide a satisfactory criminal record check as a condition of employment.
Schedule & Locations
This is a full-time, year-round position primarily servicing our residential properties in Beaumont, with regular scheduled travel to Spruce Grove.
The normal schedule is primarily weekday daytime hours. Additional days in Spruce Grove may be required depending on maintenance needs.
Some flexibility is required around month-end and the beginning of the month due to apartment turnovers, and occasional weekend work may be required.
This position will also serve as the primary after-hours contact for emergency maintenance situations. After-hours expectations, scheduling and compensation will be discussed with candidates during the hiring process.
Compensation & Benefits
- $28.00–$32.00 per hour, based on experience and qualifications.
