Location: Fredericton, NB

About Bella Properties

Bella Properties is a growing real estate company focused on the ownership, management, and development of residential and commercial communities throughout Fredericton and surrounding areas.

Our portfolio includes several hundred residential units and several hundred thousand square feet of commercial space, with multiple development projects underway and significant growth planned over the coming years. Our mission is to build exceptional communities while delivering outstanding service, operational excellence, and long-term value for our tenants, partners.

As we continue to grow, we are seeking an experienced Director of Operations to help build the systems, leadership structure, and operational excellence that will support the next stage of Bella’s evolution.

Position Overview

The Director of Operations will be responsible for leading and optimizing the day-to-day operations of Bella Properties while developing the operational systems, processes, and accountability needed to support a rapidly growing real estate portfolio.

This is more than an operations management role. We are looking for a leader who enjoys building high-performing teams, improving systems, solving complex challenges, and helping scale an organization for long-term success.

The successful candidate will work closely with the executive team while providing leadership across property management, commercial leasing, maintenance, administration, and operational support functions.

Key Responsibilities

Operational Leadership

● Lead the daily operations of Bella’s residential and commercial portfolio.

● Ensure exceptional tenant service across all properties.

● Coordinate and align the activities of property management, leasing, maintenance, finance, and administrative teams.

● Develop and maintain operational standards across the organization.

Team Leadership

● Lead, mentor, and support department managers and team leaders.

● Foster a culture of accountability, collaboration, and continuous improvement.

● Conduct regular operations meetings and ensure follow-through on priorities and initiatives.

● Support recruitment, onboarding, and professional development of employees.

Systems & Process Improvement

● Develop and implement scalable operational systems and Standard Operating Procedures (SOPs).

● Identify inefficiencies and lead continuous process improvement initiatives.

● Improve communication and workflow between departments.

● Support the implementation and optimization of property management systems, including Yardi.

Financial & Operational Performance

● Assist with operating budgets, vendor management, and cost-control initiatives.

● Monitor operational performance and identify opportunities to improve efficiency and property performance.

● Support initiatives that enhance Net Operating Income (NOI) through operational excellence.

● Review contracts, purchasing practices, and service delivery to maximize value.

Commercial Leasing Support

● Collaborate with the commercial leasing team to support tenant onboarding, space readiness, and operational coordination.

● Ensure seamless transitions for new commercial tenants.

● Assist in developing operational processes that enhance tenant satisfaction and long-term retention.

During the first 12 months, the successful candidate will help:

● Build stronger operational systems across the organization.

● Improve accountability through measurable KPIs and reporting.

● Increase operational efficiency across all departments.

● Enhance tenant satisfaction and service standards.

● Strengthen communication and collaboration between teams.

● Support the successful operation of new developments as Bella continues to grow.

● Build an operational platform capable of supporting significant future expansion.

Qualifications

● 5+ years of leadership experience in operations, property management, real estate, construction, or a related industry.

● Proven experience leading teams and managing multiple priorities.

● Strong organizational, analytical, and problem-solving skills.

● Excellent communication and interpersonal abilities.

● Experience with commercial leasing or commercial property operations is considered an asset.

● Experience with Yardi or similar property management software is an asset.

● Proficiency with Microsoft Office.
