Gravity Plumbing
Custom Homes & Renovations Division

Gravity is looking for an experienced, driven New Homes Division Manager to help lead and aggressively grow our Custom Homes and Renovations division.

This is not a traditional office management position.

We are looking for someone who understands the trades, understands numbers, can walk a job site, build a quote, manage profitability, develop relationships, and help build this division alongside ownership.

The successful candidate will have experience in both Plumbing and HVAC and understand how residential construction projects move from estimating and planning through rough-in, finishing, and final completion.

Our focus is specifically on:

Custom homes
High-end residential construction
Residential renovations
Cottages and lake homes
Large residential retrofit projects

We are not focused on subdivision work.

The Role

The New Homes Division Manager will be responsible for the overall performance and growth of the division.

This includes:

Reviewing new opportunities and project drawings
Completing site visits
Preparing and reviewing estimates
Building project budgets
Understanding labour and material requirements
Tracking actual costs against quoted costs
Managing project profitability
Coordinating Plumbing and HVAC scopes
Working directly with builders, general contractors, designers, and homeowners
Managing scheduling and project execution
Supporting field employees
Identifying problems before they impact the project
Ensuring projects are completed professionally and profitably
Developing new customers and contractor relationships
Growing the division aggressively while maintaining strong margins

Estimating & Financial Responsibility

The successful candidate must be comfortable working with numbers.

You will be expected to understand:

Project revenue
Gross profit
Net profitability
Labour budgets
Material budgets
Estimated versus actual costs
Change orders
Extras
Job costing
Project forecasting
Pricing strategy

This individual must understand that revenue alone does not make a successful division.

Every project needs to be properly priced, managed, tracked, and completed profitably.

Sales & Business Development

This position will also have a major business-development component.

We are looking for someone who is comfortable getting outside of the office and building the business.

Responsibilities will include:

Developing relationships with custom-home builders
Developing relationships with general contractors
Meeting architects, designers, and construction professionals
Following up on new opportunities
Visiting potential projects
Building a strong pipeline of work
Maintaining relationships with existing customers
Identifying new builders and contractors that fit Gravity's business model
Helping Gravity become the preferred Plumbing and HVAC contractor for high-quality custom residential projects

We want someone who sees an opportunity and goes after it.

Plumbing & HVAC Knowledge

Strong working knowledge of residential Plumbing and HVAC is required.

You do not necessarily need to be a licensed tradesperson, but you must understand the work well enough to:

Read plans and specifications
Walk a project confidently
Understand drainage, waste, venting, and water distribution
Understand fixtures and plumbing rough-ins
Understand furnaces, heat pumps, ductwork, HRVs, and residential HVAC systems
Understand construction sequencing
Identify scope gaps
Understand labour requirements
Review field quality
Communicate professionally with tradespeople and builders
Build and review accurate scopes of work

Leadership

This person will work closely with ownership to build the division.

You will be expected to:

Take ownership of the division
Lead employees and subcontractors
Set expectations
Hold people accountable
Solve problems quickly
Communicate clearly with customers and field teams
Build systems and processes
Develop the people underneath you
Help build a scalable and profitable operation

We are looking for someone who wants to build something, not simply maintain what already exists.

The New Homes division has significant room for growth, and we are looking for the right person to help ownership turn it into a large, profitable, and highly respected Custom Homes and Renovations operation.

This position offers the right individual the opportunity to have a major impact on how the division is built and where it goes over the next several years.
