Full-Time | Year-Round Position
Black Rock Construction Group is looking for an experienced Working Construction Foreman / Residential Project Manager to help lead our residential construction and renovation division.
This is not a position for someone who wants to stand back and supervise. We are a small, hands-on crew and are looking for a leader who can work alongside the crew, run projects, estimate and quote jobs, deal with customers, and help generate new work.
The right person will be given significant independence and responsibility. We want someone who can look at a project, determine what needs to be done, figure out the labour and materials, organize the crew, and get the job completed properly and profitably.
Responsibilities
- Lead and supervise a small construction crew
- Work hands-on alongside the crew as required
- Manage residential renovations and new home construction
- Complete site visits with prospective customers
- Measure projects and develop scopes of work
- Prepare labour and material estimates
- Assist with preparing and presenting customer quotes
- Order and coordinate construction materials
- Schedule employees and subcontractors
- Coordinate electricians, plumbers and other trades
- Read construction drawings and specifications
- Monitor project labour hours, material usage and budgets
- Maintain project schedules and deadlines
- Identify problems early and develop solutions
- Communicate professionally with homeowners and customers
- Ensure quality workmanship and clean, safe job sites
- Complete deficiencies and ensure projects are properly closed out
- Help identify, quote and secure additional construction work
Experience We're Looking For
The ideal candidate will have:
- 8+ years of residential construction experience preferred
- Previous experience as a foreman, lead carpenter or project supervisor
- Strong residential renovation experience
- New home construction experience
- Strong carpentry and general construction knowledge
- Experience estimating and quoting construction projects
- Ability to perform material and labour takeoffs
- Ability to read drawings and specifications
- Knowledge of residential building practices and building codes
- Experience coordinating subcontractors and suppliers
- Strong understanding of construction sequencing
- Valid driver's licence
- Ability to work independently with minimal supervision
Red Seal Carpenter certification is an asset but is not required for the right candidate with strong experience.
You Should Be Comfortable With
Framing, renovations, additions, decks, windows, doors, siding, roofing, drywall, flooring, trim, finishing work and general residential construction.
You don't need to personally perform every trade, but you need enough construction knowledge to recognize good work, identify problems and properly coordinate the people performing it.
We're Looking for a Leader
We're especially interested in someone with an ownership mentality.
You should be able to walk onto a project and immediately start thinking about:
- What needs to happen next?
- Are we on schedule?
- Are our labour hours on budget?
- Do we have the right materials?
- Is the crew being productive?
- Are the subcontractors scheduled?
- Is the customer happy?
- Are we actually making money on this job?
We want someone who solves problems instead of simply reporting them.
Estimating & Sales
A major part of this position will be helping turn incoming opportunities into profitable construction projects.
You should be comfortable meeting potential customers, looking at a renovation or construction project, developing a scope, estimating labour and materials, and helping us determine an appropriate selling price.
There will also be opportunities to earn additional compensation for profitable new work that you personally bring into the company.
