Position Overview
We are seeking a high-caliber Financial Analyst to oversee the financial health, planning, and compliance of our diverse portfolio. In this role, you will manage the financials for several corporations with multiple development and construction projects. You will act as a pivotal bridge between our internal team (bookkeepers, administration) and external partners (accountants, tax lawyers, securities lawyers, third-party auditors, and lenders).
What You Will Do:
Financial Oversight & Strategy
- Portfolio Management: Oversee the financials for multiple corporations with various development and construction projects.
- Executive Collaboration: Work closely with the President and VP of Development to manage, improve, and strategize the financial health and efficiencies of the company.
- Leadership: Oversee the day-to-day work of the internal bookkeeping and administration team, as well as coordinate with external accountants, tax/securities lawyers, and third-party auditors.
- Process Improvement: Manage and participate in the Purchase Order system, oversee the Accounts Payable process, and continuously improve overall financial systems and data integrity.
Forecasting, Modeling & Underwriting
- Proforma Management: Underwrite and manage proformas for potential property acquisitions, existing projects, and the overall company. Prepare and update Annual ROI, IRR, and Cash-on-Cash (COC) proformas.
- Cash Flow & Projections: Prepare, manage, and continuously improve Cash Flow Trackers and Cash Flow Projections for each individual project, the REIT, and the overarching company.
- Project Controls: Manage Quantity Surveyor (QS) reports and lead all interactions with the Quantity Surveyor.
Investor Relations & Banking
- Investor Reporting: Manage and track investors within the REIT. Ensure monthly financial reports and updates are delivered seamlessly to investors.
- Compliance Tracking: Maintain updated spreadsheets of all GPs/LPs by project, ensuring all signed paperwork is secured and on hand.
- Financing & Lending: Prepare financials and collaborate closely with mortgage brokers, banks, private lenders, and the CMHC.
Compliance & Accounting
- Tax & CRA Compliance: Oversee the filing of corporate tax returns to ensure all corporations are up to date and in good standing with the CRA. Ensure all monthly HST returns are filed accurately and on time.
- Reporting: Manage weekly financial reports and handle the monthly update of rent rolls for each rental property.
What You Bring (Skills & Qualifications)
- Technical Expertise: Proficient in basic accounting, bookkeeping financial reports, corporate tax returns, and HST.
- Advanced Excel Skills: Mastery of Excel is required; advanced skills such as VLOOKUPs and Pivot Tables are essential, while knowledge of Macros is a strong benefit.
- Industry Knowledge: Deep understanding or strong background in the real estate and/or construction sector.
- Analytical Mindset: Proven ability in financial tracking, financial forecasting, and analyzing complex financial data.

Pay: $70,000.00-$87,500.00 per year
