Full job description

Gestion Immobilière Summit est une société de gestion immobilière résidentielle et commerciale qui opère principalement au Québec et Ontario. Summit gère a Montréal plus de 3000 logements locatifs haut gamme ainsi que plusieurs bâtiments commerciaux. Nous sommes actuellement à la recherche des candidats pour rejoindre notre équipe en tant que superintendent dans nos luxueuses propriétés.

Les responsabilités d'un surintendant résident comprennent, sans s'y limiter, les éléments suivants :

Quotidien

Être joignable 24 heures sur 24, 7 jours sur 7 pour les urgences (incendie ou fuites);
Organiser les tâches du nettoyeur avec le gestionnaire de l'immeuble tous les matins;
S'assurer que tous les services publics sont fonctionnels;
Veillez à ce que le bâtiment soit toujours propre;
Envoyer des rapports quotidiens et des listes de contrôle au gestionnaire de l'immeuble et au directeur de l'entretien;

Hebdomadaire

Vider les poubelles et les bacs de recyclage;
Veillez à ce que le local à ordures soit propre;
Mettre à jour et surveiller le système d'ascenseur;
Envoyer un rapport hebdomadaire/une liste de contrôle au directeur de l'entretien;

Saisonnier

Assurez-vous que toutes les lumières fonctionnent et apportez les modifications appropriées aux minuteries au début de chaque nouvelle saison;
Remplacer les courroies du moteur au début de chaque nouvelle saison;
Coordonner le nettoyage des fenêtres et le nettoyage des tapis;
Fixer les rendez-vous d'entretien afin de s'assurer que tous les services publics sont à jour;
Remplacer les filtres à air de chaque unité (chaque année);
Assurez-vous que toutes les fenêtres de l'immeuble sont fermées dans les zones communes et les unités inoccupées;
Régler la température du bâtiment;
Enlever la neige de l'entrée principale ainsi que de l'entrée du garage;
Saler l'entrée, le trottoir et la porte de garage;
Verrouillez et fermez la piscine en suivant les directives de l'immeuble ;
Nettoyer et installer les tapis d'hiver ;
Ouvrez la piscine en suivant les directives du bâtiment et nettoyez-la en conséquence (pour les piscines extérieures);
Enlever les tapis d'hiver;
En fonction des besoins
Effectuer des inspections de déménagement;
Veiller à ce que les unités soient préparées dans le mois suivant leur vacance;
Débloquer et nettoyer la chasse aux ordures;
Rapports d'incidents;
Se familiariser avec l'équipement et le protocole utilisé pour traiter les fuites;

Qualification :

Minimum de 2 ans d'expérience dans un poste similaire;
Doit être disponible pour emménager dans l'immeuble;
Expérience en plâtrage et en peinture;
Expérience en plomberie;
Compétence en matière de perspectives de MS;
La réparation des climatiseurs est un atout;
Bilingue (français et anglais)

We are a residential and commercial real estate management company operating primarily in Quebec and Ontario. We currently manage over 3000 high-end rental units as well as several commercial buildings and are rapidly expanding our portfolio. Summit is a young, dynamic company and prides itself on customer service and quality thus enabling it to manage some of the most sought after addresses in Montreal! We are currently seeking candidates to join our team as a superintendent in our luxurious properties. This is a live-in position.

The job responsibilities of a live-in superintendent include but are not limited to the following:

Daily

Be reachable 24 hours a day, 7 days a week for emergencies (fire or leaks);
Organize the cleaner's tasks with the building manager every morning
Ensure that all utilities are functional;
Make sure the building is always clean;
Send daily reports/checklists to the building manager and to the director of maintenance

Weekly

Clear garbage and recycling bins;
Ensure the garbage room is clean;
Update and monitor the lift system;
Send weekly report/checklist to the director of maintenance

Seasonal

Ensure that all lights are working and make appropriate changes to the timers at the commencement of every new season;
Change the motor belts at the beginning of every new season;
Coordinate window cleaning and carpet cleaning;
Schedule maintenance appointments in order to ensure all utilities are up-to-date;
Change the air filters in each unit (yearly)
Make sure all building windows are closed in common areas and vacant units;
Set building temperature;
Remove the snow from the main entrance as well as the garage entrance;
Salt the entrance way, the sidewalk and garage door;
Lock and close the pool following building guidelines;
Clean and install winter carpets;
Open the pool following building guidelines and clean accordingly (for outdoor pools);
Remove winter carpets;

As-Needed

Perform move-out inspections;
Ensure units are being prepped within one month of being vacant;
Unblock & clean the garbage shoot;
Incident reports;
Be familiar with the equipment and the protocol used when dealing with leaks

Qualification:

Minimum of 2 years' experience in a similar role;
Must be available to move in to the building;
Experience plastering and painting;
Plumbing experience;
MS outlook proficiency;
Air conditioner repair is an asset;
Bilingual (French and English)
