Building Caretaker

Overview
We are looking for a reliable and hands-on Building Caretaker for a mixed-use residential strata property with office and commercial spaces. The successful candidate will help with the day-to-day cleanliness, maintenance, safety, and general upkeep of the building.

This role is suited for someone who is organized, communicates well, and is comfortable dealing with residents, owners, tenants, vendors, contractors, the Property Manager, and Strata Council when needed. The successful candidate must also be comfortable responding to emails and using apps or online systems for reporting, communication, scheduling, and daily work updates.

Key Responsibilities

Building Maintenance, Safety, and Upkeep

Complete regular walkthroughs of the building, including common areas, parkade, garbage rooms, exterior areas, entrances, exits, and mechanical rooms.
Check and report building issues such as leaks, lighting concerns, door problems, safety hazards, suspicious activity, or maintenance items.
Assist with basic maintenance tasks
Monitor building systems and report any concerns to the Property Manager.
Check doors, entrances, exits, parkade areas, and common areas for safety or security concerns.
Assist with basic fire and life safety checks as directed.
Keep simple records of daily tasks, incidents, maintenance issues, safety concerns, and completed work.

Cleaning and Janitorial Duties

Clean common areas such as lobbies, hallways, elevators, stairwells, washrooms, garbage rooms, and parkade areas.
Empty garbage and recycling bins as needed.
Keep entrances, sidewalks, and exterior areas clean and presentable.
Wipe down high-touch surfaces such as door handles, railings, elevator buttons, and entry areas.

Communication and Coordination

Communicate professionally with residents, owners, tenants, vendors, contractors, the Property Manager, and Strata Council.
Respond to emails and messages in a timely and professional manner.
Use apps, online systems, or digital tools for reporting, communication, scheduling, photos, task updates, and maintenance follow-up.
Report building concerns, maintenance needs, and resident or tenant issues to the Property Manager.
Provide access to vendors and contractors when required.
Assist with coordinating move-ins and move-outs and amenity room bookings
Help ensure contractors follow building rules and site procedures.
Assist with urgent building matters and emergency situations by taking appropriate action, reporting issues promptly, and coordinating with the Property Manager, contractors, or emergency services as needed.

Required Skills and Qualifications

Previous experience in building caretaking, janitorial, maintenance, or a similar role is preferred.
Basic understanding of building systems is an asset.
Good communication and customer service skills.
Good working knowledge of email, smartphones, apps, and online reporting tools..
Comfortable using basic tools and performing minor maintenance tasks.
Reliable, organized, and able to work independently.
Physically able to perform cleaning and maintenance duties, including lifting, bending, walking, and standing for long periods.

Pay: $20.00-$24.00 per hour
