Position Summary
The Analyst, Investments will play a key role within the Investments team, supporting the evaluation and execution of real estate investment opportunities and capital fundraising. This position involves conducting detailed financial analyses & modeling, market research, due diligence, and deal closing activities to support Mantella’s acquisition, disposition, and development initiatives. The Analyst, Investments will also translate investment underwriting results into clear, compelling PowerPoint presentations and supporting models for potential investors and lenders. New graduates are welcome to apply; relevant internship/co-op or project experience is highly valued. Key Responsibilities
Financial Modeling & Valuation
- Build and maintain detailed financial models to evaluate cash flows, P&L, investment returns, and valuations for industrial and commercial real estate acquisitions, dispositions, and developments.
- Support the review of new investment and development opportunities, coordinating with internal and external stakeholders to validate underwriting assumptions.
- Update and maintain ongoing financial models for portfolio monitoring and reporting. Capital Raising Support
- Support capital-raising efforts by conducting detailed financial modeling, sensitivity analysis, and market research to inform investment narratives.
- Synthesize underwriting results into polished investor and lender presentations, including the creation of high-quality PowerPoint decks and supporting documents and models that clearly communicate project economics, risk/return profiles, and strategic rationale.
- Support the dissemination of materials to potential investors and lenders through data room management and other means of communication.
- Collaborate with senior leadership to tailor materials for prospective investors, joint-venture partners, and lenders.
Research, Analysis & Due Diligence
- Conduct comprehensive market and economic research to identify emerging trends and risks in the industrial and commercial real estate sectors.
- Support due diligence processes for new property acquisitions, including site tours, lease reviews, financial analysis, and risk assessment.
- Prepare clear, data-driven investment memorandums, research reports, and presentations outlining investment rationale, risk analysis, and return expectations.
- Support the review, abstraction, and analysis of complex legal and financial documentation, including leases, loan agreements, and mortgage documents.
Portfolio, Deal & Budget Support
- Participate in the closing process for real estate acquisitions, including coordinating documentation, meeting due diligence requirements, and liaising with internal and external parties to ensure all deliverables are completed accurately and on schedule.
- Assist with the preparation of annual operating budgets, investment forecasts, and performance tracking.
- Maintain and support Mantella’s deal tracking process, including entering new opportunities, updating key metrics, monitoring deal statuses, and ensuring data accuracy for pipeline reporting to senior leadership.
- Support various ad-hoc projects and initiatives across the company as directed.
Required Qualifications
- Post-secondary degree in Business, Finance, Economics, or Real Estate.
- CFA Level I (completed or in progress) considered an asset.
- Relevant internship/co-op or academic project experience in commercial/industrial real-estate investment analysis, financial modeling, investor/lender deck preparation, and transaction processes.
- Industrial IPP and industrial condo experience considered an asset.
- Proven ability to research, underwrite, and evaluate real estate investments, including familiarity with legal and financial documentation.
- Exposure to the real estate transaction and closing process (e.g., through internships/co-ops or academic projects) is considered an asset.
- Advanced Microsoft Excel skills and strong technical competence in developing dynamic financial models.
- Working knowledge of PowerPoint, Word, and Outlook, with a willingness to learn new software tools.
- Solid understanding of the commercial real estate valuation principles and discounted cash flow models.
- Strong written and verbal communication skills, with the ability to synthesize complex information into concise and impactful materials.
- Meticulous attention to detail, with the ability to manage multiple priorities.

Pay: $70,000.00-$80,000.00 per year
